JV between Art-Invest Real Estate and OSMAB has sold the Güterhaus property in Cologne

The joint venture between Art-Invest Real Estate and OSMAB Holding AG, which is responsible for the I/D Cologne neighbourhood development, has successfully sold Güterhaus to a German family office. The Güterhaus, which will be completed in December 2023, has around 10,000 sqm of office space and is already fully let: Long-term contracts have been concluded with the City of Cologne as the main tenant, the IT service provider kommIT and Sparkasse KölnBonn. The Sparkasse branch is easily accessible from the Von-Sparr-Str. train stop and will bring even more life to the neighbourhood thanks to its high footfall.

Centrally located in I/D Cologne, the Güterhaus sets new standards in smart building as an EU Taxonomy-compliant and DGNB Gold-certified property. The building is equipped with intelligent, user-based technology from wtec, which uses sensors to control resource consumption and efficiently reduce CO2 emissions. However, it is not only the energy costs that are noticeably lower, but also the operating costs: thanks to the digital infrastructure, potential savings of 50% can be achieved.

The Güterhaus also impresses visually with its striking clinker brick façade and modern loft architecture. Light-flooded rooms, balconies on every floor and indoor changing rooms and showers ensure a special quality of stay. The option to work outdoors also offers a high level of user comfort: Both the large, green roof terrace and the attractive inner courtyard can be used for this purpose. Even the forecourt of the Güterhaus is inviting: designed in the style of a living room, four metre high "desk lamps" in bright shades of red adorn the entrance area on a "Persian carpet" made of mosaic tiles.

Alongside the Haus am Platz and Patiohaus buildings, which were sold to BNP REIM for a French insurance fund, and the Loft Haus, the Güterhaus is now the fourth building in the neighbourhood for which a buyer has been found.

Savills acted as exclusive advisor to the seller; the parties have agreed not to disclose the purchase price.
