Panattoni has launched the construction of Panattoni Park Ruda Śląska IV

Panattoni has launched the construction of Panattoni Park Ruda Śląska IV. The new project will comprise 30,000 sqm and at the start a major tenant has already been found with midocean to lease 20,000 sqm of storage space including an extension option for a further 10,000 sqm.

Construction work on Panattoni Park Ruda Śląska IV began in March and the completion including the handover of the centre to the tenant is planned for October this year. The new warehousing space is to be modified to meet the specific needs of midocean, which includes the separate design of the office space as well as the façade of the building to match the visual branding of the client. The building under construction will be a modern workplace for those interested in the logistics industry.

The new centre is being built next to Panattoni Park Ruda Śląska III, where midocean – one of Europe’s leading suppliers of personalised promotional goods, textiles and business gadgets – has its main manufacturing and logistics plant. The factory of over 40,000 sqm is one of the company’s most important centres for logistics and printing and serves almost the entire European Union.

“Barely a few months after the opening of a new midocean manufacturing and logistics centre in Ruda Śląskiej, the company has again taken the decision to expand further. The continuation and expansion of our partnership is proof of the trust placed in us by midocean. We are pleased that we can again be a part of our partner’s development by supplying them with space that will not only be modified to meet their specific needs but will also meet the highest standards of sustainable construction,” says Aurelia Rachtan, Associate Development Director at Panattoni.

The new centre is to undergo BREEAM certification for a rating of Excellent. It is to be equipped with a solar panel installation with a capacity 300 kWp, which – when used in conjunction with other energy saving solutions – will limit primary energy usage. The building is to be adapted to climate change while the surrounding grounds are for the benefit of the ecology to be planted with trees and bushes to combat pollution. To further improve the beauty of the land, landscape lawns, flower meadows and pocket parks are to be created, which are certain to create comfortable working conditions for the people employed at the centre. The entire centre is being built on reclaimed land.

As part of the development, Panattoni has also undertaken the responsibility to modernise the local roads increasing both their safety and the traffic flow. This will be of benefit to the everyday life of the local community. Among other works, Aleja Rodziny Girtlerów is to gain an additional lane and be widened in the process. The cycle and footpath beside the road is also to be rebuilt, while the road lighting is to be replaced.

Ruda Śląska, with its location in the centre of the Silesian Urban area, is attractive to both developers and tenants due to its easy access to qualified labour and well developed road infrastructure being next to the junction of the A1 and A2 motorways. Panattoni has delivered almost 200,000 sqm of modern industrial space in the vicinity of the city and its latest project is proof that the developer continues to be engaged in the development of the local real estate market.
