The 11th annual edition of CIJ Awards Romania took place at the Radisson Hotel in central Bucharest in front of a crowd that nearly overwhelmed the hotel's largest ballroom. It was a fitting end to an exceptional year for Romania's thriving property sector, which has grown rapidly during the economic boom into a sophisticated, vibrant marketplace with ever-expanding liquidity. In addition to the impressive volume of what was built in the past year, it was the quality of the nominations that truly stood out as well as the professionalism of the teams that developed, built and run them.
The office sector produced so much new product that the prizes had to be separated into two sub-groups, beginning with the Best Bucharest Office Development of the Year, which S Immo won for its project The Mark. Also a winner in this grouping was Mulberry Development, which enjoyed good success this year with its project Isho Offices Phase 1. However, it was a veteran of the CIJ Awards stage in Romania, Globalworth, which was ultimately deemed as the overall winner as Best Office Developer of the Year. In its favor was the recognition of its deal with Fratii Paval for The Bridge, which was seen as the Best Investment Transaction of the Year. On a similar note, One United Properties popped up for the Best Land Transaction of the Year for its acquisition of 26,000 sqm of land near Lake Floreasca from Telekom.
The industrial market has exploded in recent years, attracting new investors that left a few less-ambitious casualties in their wake. Few companies have torn into the market with the enthusiasm that CTP has, and it won Best Warehouse Development & Developer of the Year for its efforts.
Among the new commercial development categories, this left just Element Development to be cheered for when its Bistrita Retail Park was named Best Retail Development & Developer of the Year. Not that there weren't any other commercial prizes left. Hilton Garden Inn Bucharest Old Town (Apex Alliance) won in the category Best 4RE – Refurbishment / Recommercialization / Rebranding /Relaunch, while Forte Partners' The Bridge scheme won Best Leading Green Development & Developer of the Year.
Moving on to Romania's flowering residential sector, Gran Via PARK took home the plaque for Best Standard Residential Development of the Year, while One United Properties' One Charles de Gaulle convinced the jury and online voters that it merits Best Luxury Residential Development of the Year. But that wasn't all for One United Properties, whose high level of professionalism brought it the title of Best Residential Developer of the Year.
Developing buildings is one thing, but filling them is quite another, which is the basic logic behind the recognition of the importance of such deals at the CIJ Awards. The Best Office Lease of the Year was the securing of a deal with Mindspace for 12,000 sqm at Globalworth Campus, Bucharest Tower Center and City Offices. The Best Retail Lease of the Year went to Vivo! Constanta for landing Bebe Tei and Farmacia Tei, while the Ceva Logistics' massive 58,000 sqm agreement at WDP Industrial Park Oarja grabbed Best Warehouse Lease of the Year. The last of the property development-related categories was Best FIT-OUT of the Year, which COS took home for its work on the Amazon Bucharest premises.
The remainder of the accolades were reserved for companies and the people who run them. Perhaps the most notable of these were individual awards handed out for the first time for Leading Female Property Professional of the Year, which was won by Fulga Dinu, and the traditional honor of Best Real Estate Leadership of the Year went to Geo Margescu.
This left company achievements waiting to be called out. PeliFilip's expert work earned it the right to call itself Best Law Firm of the Year while another company with experience giving acceptance speeches, Bog'Art, was again the clear winner of Best Constructor of the Year. AMA
