Bulgarian companies are dominating at the real estate investment market

Bulgarian investors were responsible for 59 percent of the real estate investment transactions that took place during the first half of 2019. According to Colliers International, it's the first time in two years that this has happened. However, the total value of investments through June was just over €167m, the result of a lack of available product. Investors appear to be on the lookout primarily for construction plots, as these types of deals made up 42 percent of all transactions, as well as offices (32 percent) and hotles (19 percent). Yields were unchanged from 2018, meaning that office properties are selling at prices that represent an 8 percent yields, while retail yields ar at 7.25 percent and industrial properties go for 9.5 percent. Colliers predicts that total investment volume for the year will fail to reach levels in 2018 and 2017, though it will exceed what was achieved between 2009 to 2016. It notes that office and retail properties have the greatest investment potential thanks to stable rents and high occupancy rates.
