Are there more completed apartments on offer from developers in Poland

Are buyers more likely to choose apartments in developments whose construction has been completed? What is the current selection of finished units on offer from developers? Are the prices of completed apartments higher than those of units under construction? Is it possible to get a discount on them?

Tomasz Kaleta, director of the Sales Department at Develia S.A.:
There are about 1,600 apartments in our current offer, and only about 2 percent of them are completed properties, to be picked up "right away." This percentage, despite the general decline in sales, remains stable. Finished units or those with a near completion date have always been very popular with customers. With such a purchase, they do not incur the cost of a loan during the construction of the unit, and if they have purchased the apartment in question for investment purposes, they can start earning rental income sooner.

As for pricing, each apartment is priced individually depending on size, floor, spatial orientation, additional outdoor areas and many other factors. Thus, the entire portfolio sells out evenly throughout the process.

Angelika Kliś, Atal board member:
We currently have about 160 vacant apartments on offer in completed projects throughout Poland.
Finished apartments have arrived, but it is not a large number. We also see that the pace of their sales is definitely faster. Whether customers prefer finished apartments depends on the offer. If a dream apartment is only under construction, the customer prefers to wait. It happens that the customer cares about time
and then has a limited choice. Buyers of apartments at the stage of launching construction can gain because they have a price guarantee. The construction process takes about two years on average, and during this period the price can change. Recent years have shown that customers have only gained by opting for apartments at the proverbial "hole in the ground" stage

Karolina Bronszewska, board member, director of Marketing and Innovation at Ronson Development:
We currently have 126 completed apartments on offer. The largest, four- and five-room ones dominate. Their availability, on the other hand, changes all the time. Our sales statistics show that customers buy the most attractive apartments while they are still in the construction stage, when their price is also lower than that for a finished apartment. This is due to factors such as the burden of inflation, among others.

Janusz Miller, director of sales and marketing at Home Invest:
We still have the last finished apartments in developments that have been put into operation. Cash customers especially prefer to buy such units, which can be quickly picked up, furnished and rented out. The last apartment is waiting for customers in the Apartamenty Przy Agorze 6 project in Warsaw's Bielany district, four apartments in the Apartamenty Oszmiańska 20 project and five units in the second stage of the Warszawski Świt development. Larger discounts can be obtained in developments that are under construction. Finished apartments generally have higher prices, but you can pick up the keys quickly.

Malgorzata Ostrowska, director of the Marketing and Sales Division at J.W. Construction Holding S.A.:
We have ready units only in the Jerozolimskie Invest project in Warsaw. We have only about 20 investment units left, already with a tenant, one- and two-bedroom units with kitchenettes, ranging in size from 25 sqm to 60 sqm, which are fully finished and equipped, priced from PLN 399 thousand.

Sebastian Barandziak, CEO of Dekpol Deweloper:
We have about 100 ready-to-commission units in our offer as part of about 10 completed projects. The availability of completed apartments depends on construction processes. This year we have more of them than last year, which is a direct result of a larger number of built and commissioned investments.

Finished apartments are popular with buyers. Customers prefer to buy ready-made apartments that they can see and verify for their needs. For example, in Osiedle Kociewskie in Rokitki, a 36 sqm apartment can be mocked up at a gross price of PLN 239,000. In Osiedle Pastelowe in Gdansk, a 35 sqm unit is available at a gross price of PLN 339 thousand. In the Neo Jasień development in Gdansk, a 34 sqm apartment is offered at a price of PLN 359 thousand gross. In the Baltic Porto project in Gdansk, a unit of 35 sqm is priced at 469 thousand PLN gross, and in Baltic Line an apartment of 27 sqm costs 533 thousand PLN gross.

In ours you can also find turnkey apartments available off-the-shelf. In the Lazur Park development in Gdansk, such a 27 sqm unit is priced at PLN 535 thousand gross, and in Villa Neptun a 41 sqm unit can be purchased for PLN 725 thousand gross. We have a discount policy based on an individual approach to customers. We offer promotional prices in various projects, which allows you to buy a property at a reduced price by up to PLN 50 thousand.

Joanna Chojecka, sales and marketing director for Warsaw and Wrocław at Robyg Group:
For many years we have had very few finished apartments on offer, as most units are sold at the construction stage. The number of finished apartments in our projects does not exceed 5 percent, and this trend continues today.

Cezary Grabowski, sales and marketing director of Bouygues Immobilier Polska:
The apartments in our developments are selling extremely well. In the first quarter of this year we exceeded our sales targets, and in just two new developments we announced this year we already have 70 contracts signed. We do not have any completed apartments in our offer. All units sell right after we announce the sale of a development and during its construction. When our developments are ready we have a set of owners who just pick up the keys to the apartments. For example, in Aparté Mokotow, an ecological estate with 92 units, the last 4 apartments are vacant, and we plan to complete construction of this project in the third quarter of this year.

Anna Bieńko sales director at Wawel Service:
Currently, we have two developments in Cracow with apartments ready for pick-up on offer - Piasta Park and Zielone Mogilany. Such apartments can also be purchased in the completed Bytkowska 2.0 project in Katowice. At the early stage of a development, the assortment of units is the largest. This allows buyers to choose the apartment that best meets individual needs. This is also when we can still make possible changes to the layout or installations.

However, buying an apartment at the end of the development can also be advantageous. Usually apartments that have been on the market for some time are attractively priced. For investors, buying real estate with a view to renting, the purchase of a ready-made apartment also reduces the time of "freezing" funds. We try to make the selection of apartments we offer wide, so we have investments in various stages of construction on offer.

Iza Wojciechowska, sales director at Constructa Plus:
Our experience shows that customers buy apartments at the development stage. They then have more choice and influence on the layout of their future apartments. We have just completed the construction of the Koscielna 23 project in Poznan's Jeżyce district, in which we have 7 vacant apartments left out of 221. Interestingly, in the Koscielna 23 development, most of the commercial units, which usually sell out after construction is completed, found their buyers as soon as the offers were published. Of the 17 units, only 3 remain vacant.

Piotr Ludwinski, Director of Sales and Customer Service at Archicom:
One of the priorities of our strategy is to provide the market with a maximally diversified offer. This allows us to respond to the needs of a wide range of buyers. We strive to have a variety of apartments introduced for sale, at various stages of construction, while we invariably prioritize the quality of completed investments over their number. We currently have dozens of completed apartments on offer. The average price of a property is influenced by a great many factors, and the stage of the project under construction is only one of them. Therefore, the current price is determined primarily by market circumstances. Our goal is to support customers in deciding to buy their dream apartment, and to facilitate this, for which we regularly offer, among other things, special promotional campaigns. It is important to note, however, that our focus in the sales process is on delivering real value, not just discounts. This is a long-term strategy that is recognized at the stage of use of the apartments by our customers.

Marek Pawlukiewicz, communications manager of Aria Development:
In the offer of Osiedle Natura 2, we still have three units left ready for occupancy and thirteen apartments that will be put into use in two months. We have recently launched a Mega Discount promotion, in which one can gain up to PLN 40,000. on selected apartments from the first and second stages of the new Natura 2 Estate in Wieliszew, which you can move into shortly after purchase. The promotion applies to larger units. The smallest ones are on offer only in the third stage of Osiedle Natura 2, which is scheduled for completion at the end of next year.

Zuzanna Należyta, commercial director at Eco Classic:
As we will not be launching any new developments, practically all apartments will be sold before construction is completed.
