How are developers using artificial intelligence

How is artificial intelligence stepping into the residential property market? How are developers making use of its possibilities?

Tomasz Kaleta, Sales Department Director, Develia S.A.:
In our day-to-day operations we use various applications that generate graphic materials, such as visualisations and 3D mock-ups, with the help of artificial intelligence. We are convinced that tools based on artificial intelligence activities are a technology that will be one of the fastest growing IT sectors in the coming years.
We are currently analysing broader applications of AI in the company, including through dedicated solutions, as we are aware of the great potential that this technology offers in many fields of development activity, from marketing activities to customer service and support for business processes in the company's various departments.

The appropriate use of AI in the future can help us develop a competitive advantage, including through machine analysis of large data sets, customers' purchase preferences or the creation of personalised property offers.

Mariola Żak, sales and marketing director at Aurec Home:
Artificial intelligence is developing at a very fast pace and is becoming an increasingly popular tool to help developers and buyers throughout the property sales process. It is worth noting that AI has already been used to a significant extent in the property sales process for a long time. We are talking about virtual walk-throughs, whereby real estate agents can allow clients to remotely tour a property without having to visit it in person.
Currently, one of the most important applications of artificial intelligence in the real estate industry is market analysis. By using data from a variety of sources, on property prices, location, market trends or customer preferences, AI algorithms can accurately predict property prices in a given market over a specific period of time. This means that investors can make more accurate decisions and better manage their property portfolios.
Another application of AI in the real estate sector is the personalisation of offers to customers. By analysing customers' preferences and search history, algorithms can deliver personalised property offers that best fit their needs and expectations.

Małgorzata Ostrowska, Director of the Marketing and Sales Division at J.W. Construction:
It is a useful technology that is successfully entering many industries, including ours. We already use GPT chat in our day-to-day work. We also already use interactive maps or virtual tours as standard, which are a good way of showing customers the potential of an investment and facilitating a purchasing decision. While working on the new website, we are also considering the introduction of AI-based solutions to assist users in finding the most personalised property.

Joanna Chojecka, sales and marketing director for Warsaw and Wrocław at Robyg Group:
In our current activities, we do not forget to constantly test new tools that appear every now and then. With artificial intelligence algorithms it is similar, although this is a rather small-scale test use. We are mainly focusing on fields such as editing visualisations/photos and texts using available plug-ins/tools. We see a lot of potential for speeding up certain repetitive tasks. In this field, AI can be very helpful, but aspects such as customer service in terms of advice still require a personal relationship.

Angelika Kliś, board member of Atal S.A.:
We see potential in the automation of certain sales processes, however, we operate on the market of goods with a high price ceiling. This is where knowledge, experience, as well as knowledge of the market and regulations and so-called soft skills, including personality predispositions, still count. These are key qualities on the basis of which we build our sales teams. The product itself is also important. Artificial intelligence can help us in many ways, but for the time being it will not replace humans. For the time being, we make much more use of advanced analytical tools and so-called big data, which help us integrate sales and offer management.

Karolina Bronszewska, board member, director of marketing and innovation at Ronson Development:
In our company, we have repeatedly demonstrated that we are at home with technological innovations. However, the issues of creativity and flexibility in adapting to new market circumstances are imprinted in our DNA. One example is our pioneering Virtual Open Days during a pandemic. By the same token, we do not rule out tapping into the opportunities offered by artificial intelligence in the future. The first area in which we are considering testing AI is in running interactive campaigns to adapt advertising texts and keywords.

Although we are currently seeing an increasing openness of business to technological solutions based on artificial intelligence, I believe that the real boom is yet to come. Representatives of various sectors in the real estate market are debating, not only the potential of AI, but also practical ideas for its implementation.
We decided to use the support of artificial intelligence in communication during the launch of the sale of flats in the new stage of the River Point development on Kępa Mieszczańska. Based on feedback from experts and journalists, the technology helped us create futuristic images depicting the future of the island, which we presented at a press meeting. In this way, we stimulated discussion, both about the fate of the site and the undeveloped potential of AI in the areas of urban planning and architecture. In more down-to-earth areas, artificial intelligence can support us in tedious and repetitive duties, data analysis or taking care of cyber security, thus helping to redirect employees' attention to tasks of strategic importance from the perspective of the entire organisation.

Zuzanna Należyta, Commercial Director at Eco Classic:
Artificial intelligence will certainly enter our industry, however, due to its specifics, we do not expect revolutionary changes in the near future.

Janusz Miller, Sales and Marketing Director, Home Invest:
Artificial intelligence is increasingly entering every area of our lives. It is no different in the real estate market. For a long time now, we have been using virtual walk-throughs of flats, which are generated in large part by artificial intelligence algorithms. The same is happening with virtual mock-ups for buildings. Nowadays, thanks to this technology, it is possible to create texts and descriptions for properties, as well as visualisations of entire developments. Websites also feature virtual assistants that provide information in response to frequently asked questions.

Damian Tomasik, founder of Alter Investment:
We closely observe all market novelties, including technological ones, and use them in our business. Artificial intelligence is increasingly boldly entering the conservative real estate market and we want to use it to the best of our ability to make our team work effectively. The first step we intend to implement is property analysis using artificial intelligence techniques.
