Poland: Which completed developments still have flats for sale

What kind of flats can we buy in projects whose construction has already finished? What are their square metres? What are the prices? The poll was prepared by the real estate website dompress.pl.

Angelika Kliś, board member of Atal:
Most of our investments are selling on a regular basis. Only a few of the completed projects have vacant apartments available. It is worth mentioning those investments where the offer is still quite diverse and includes more than a few last flats.

In Chorzów, in the Panorama Reden project, we have around 45 free flats with areas ranging from 42 sq m to 68 sq m, priced from PLN 350,864 to PLN 573,051.

In the Źródlana 31 Residence project in Piotrków Trybunalski, there are 60 flats for sale with a size ranging from 34 sqm to 90 sqm; priced from PLN 364,396 to PLN 648,980.

In Wrocław, in the third stage of the Atal City Square development, there are 12 available flats with areas ranging from 59 sqm to 125 sqm; offered for sale at prices ranging from PLN 725,535 to PLN 1,287,414.

Tomasz Kaleta, Sales Department Director, Develia S.A.:
Due to the fact that demand continues to outweigh supply on the market, it is difficult to find ready-made flats, especially in Krakow, Warsaw or Wrocław, where the developer offer has been the lowest for years.

Single ready units in our investments can still be found in projects such as Osiedle Latarników and Ujeścisko Vita in Gdańsk or Ceglana Park in Katowice.

Zuzanna Należyta, Commercial Director at Eco Classic:
We do not have any finished flats on offer at the moment.

Małgorzata Ostrowska, Director of the Marketing and Sales Division at J.W. Construction:
Ready-made flats can be purchased in the Apartamenty na Wzgórzach project in Zawada near Krakow. It is a beautiful, picturesquely located estate in a hilly area with a private forest park. Flats are available there starting from 25 sqm. We can also offer turnkey flats in this development.

In the Kościuszki estate in Chorzów, located in the vicinity of the Silesian Park, we have ready-made flats for sale starting from 30 sqm.

In the Naturalnie Aluzyjna project, a cosy, 'green' estate built from prefabricated elements, ready-made flats are available from 54 sqm.

We also have houses on offer from the latest stage of the Villa Campina estate near Ożarów Mazowiecki. Here, too, we have used environmentally friendly solutions and timber-frame and prefabricated technology.

Karolina Bronszewska, Director of Marketing and Innovation at Ronson Development:
Finished flats can be found by our customers, among others, in the village of Falenty near Warsaw. The Eko Falenty project located there is a modern estate of 266 energy-efficient mini houses. It is an offer for people seeking space to live outside the city, surrounded by nature. The estate is distinguished by numerous modern and ecological solutions, such as recuperation, a retention tank, condensation boilers or LED lighting. Ecological building materials have also been included in the design, which will make the buildings properly insulated and thus energy-efficient. Finished houses with floor areas starting from 107 sqm can be purchased for a price starting from PLN 902,000.

Michał Witkowski, Sales Director of Lokum Deweloper:
We are committed to sensibly managing our offer so that customers have the opportunity to buy ready-made flats. Thanks to this, we have attractive finished units in our investments. Completed units with a size of 30-150 sqm in the Lokum Porto development located in the Old Town are available from PLN 12,682 per sqm. The development is distinguished by its timeless architecture, walking alleys with ponds, an outdoor gym and green zones.

Within the offer of Lokum Verde, a housing estate located in a secluded part of Wrocław at Z. Gumińska/Odolanowska Street, we offer flats of 46-88 sqm, with prices starting from PLN 11,169 per sqm. This is an excellent choice for those looking for an apartment in a quiet neighbourhood.

The offer of Lokum Monte is currently targeted mainly at families and people who prefer larger sizes, as there are still some 71-100 sqm flats left in the estate, which can be bought at prices starting from 7969 zl/mkw. Some have a mezzanine, an additional space that can be used as a home office, a library or a play area for a child.

In Kraków, in the Lokum Vista development located on W. Sławka Street, the last available flats are 57-84 sq m in size, priced from PLN 13,491/sqm. The investment is popular among people who want to live close to the city centre with convenient access to full infrastructure.

Mariola Żak, sales and marketing director at Aurec Home:
Ready-made, comfortable flats are waiting in our ecological investment Miasteczko Jutrzenki - the Lavender District located in the Warsaw district of Włochy. The estate consists of five districts with residential, commercial space and the Aurec Active leisure and recreation zone. Buyers can choose from studio flats starting from 27 sqm, compact two- and three-room units and large, spacious 80 sqm flats. The offer also includes turnkey flats, i.e. flats that can be moved into straight away. Customers can also take advantage of a special offer and comprehensively finish the interiors of the flats.

Marek Starzyński, Sales Director at Okam:
At present, all our residential projects are under construction, but during the summer holidays we will deliver the first stage of the Łódź investment Strefa Progress and the third stage of the Katowice investment INSPIRE. In these projects there is a chance that we will still have the last units for sale on the day the buildings are handed over.

Joanna Chojecka, Sales and Marketing Director for Warsaw and Wrocław at Robyg Group:
There are very few flats ready for purchase in our investments, literally a few in each location. We sell most of the units at the construction stage, which confirms our customers' confidence in the quality we offer.

Dawid Wrona, Chief Operating Officer at Archicom:
Our strategy is to sell 80 per cent of the flats before the completion of a given project and the remaining 20 per cent of the units up to six months later, thanks to which we are able to achieve an optimal price for the property. Due to the fact that we conduct sales in such a way as to ensure that the flats find buyers as soon as possible, the current offer of finished units is relatively low and amounts to 1-2 per cent of the company's entire portfolio. We invariably prioritise the diversification of our investments, running projects at various stages of development. Therefore, we offer both flats whose construction has just begun and units that will be completed in the coming months.

Damian Tomasik, CEO of Alter Investment:
As a land developer, we offer land and the final product with us is land with a building permit. We currently have only one such property on offer, which is located in Pomlewo near Gdansk. It is a single-family development project with 8 spacious houses of a higher standard, responding to the market needs in this segment of residential construction.
