Poll: At what price and which developments do developers offer the cheapest flats in Poland

At what price do developers offer the cheapest flats? What is their area? In which investments can they be found? When will they be handed over?

Currently, the cheapest flats in our offer can be found in the Cynamonowa Vita investment in Wrocław's Lipa Piotrowska, where we offer units priced at PLN 6999 per square metre with a completion date in the first quarter of 2024.

In the Południe Vita project in Gdańsk, which will be completed at a similar time, flats are on sale at PLN 7149 per sq m.

In the Słoneczne Miasteczko project in the Bieżanów-Prokocim district of Krakow, flats are available for purchase at PLN 8099 per square metre. The thirteenth stage of this estate has been completed, and the fourteenth is scheduled for completion in October this year.

In the Zakątek Harmonia II project in Warsaw, we have a flat of 40 sq m on sale for more than 375 thousand zlotys, which will be delivered in the fourth quarter of 2025.

In the Nowe Miasto Polesie IIIb project in Łódź, the cheapest flat of 38 sq m costs over PLN 318 thousand. The planned completion date for the project is the second quarter of 2024. In Piotrków Trybunalski, the Źródlana 31 Residence project offers a two-room unit of 34 sq m for over PLN 252 thousand.

In Poznań, a flat with an area of 31 sq m is available for purchase in the Naramowice Odnova estate for more than PLN 299,000, which will be delivered in the second quarter of 2026.

In Wrocław, the Atal Strachowicka project offers a 40 sq m unit for PLN 399,000 with a completion date in the third quarter of 2025.

In Katowice, in the Francuska Park VII project, a 31 sq m studio costs PLN 316 thousand, and in Chorzów's Panorama Reden, two rooms of 42 sq m are available for purchase for PLN 346 thousand. In Anders Gardens in Gliwice, on the other hand, we have a 31 sqm studio for PLN 300 thousand.

In the Bursztynowa Zatoka investment in Gdańsk, a 33-sqm unit costs over PLN 432 thousand, in Reda in the Niebieski Bursztyn project, a 33-sqm flat is offered for over PLN 299 thousand.

In Kraków, in the Skwer Harmonia project, a 36-square-metre flat can be purchased for more than 356 thousand zlotys, with a delivery date in 2024.

The investments where we currently offer the cheapest flats are Nova Talarowa in Warsaw's Tarchomin and Lune de Malta in Poznań. The average price per square metre in these projects is PLN 12,000 in Lune de Malta and PLN 12,700 in Nova Talarowa. These are family estates with good transport links and located close to recreational areas. Both will be completed in 2025. Nova Talarowa offers studios as well as two, three and four-bedroom flats. Units with gardens, balconies, as well as terraces are available. Customers can also choose a variant with a mezzanine floor. At Lune de Malta, both functional studios, compact two- and three-room flats and spacious units of over 100 sqm with terraces on the top floors remain on sale.

The cheapest one-room flat, priced at around PLN 385,000, can currently be found in our Warszawski Świt development in Bródno. Two-room flats in this location can be purchased for around 480 thousand zlotys. This phase of the project will be completed within two years, as construction of the project has recently started.

The cheapest flats of over 37 sqm in the Horizon development in Gdańsk are on offer for over PLN 484,000. The project will be completed in April 2024.

In Szczecin's Nad Odrą project, which will be completed in August next year, a 27 sq m studio is available for purchase for over PLN 403 thousand.

In Chorzów, a unit of a similar size is on offer for more than PLN 256 thousand. In Pruszków, we have a flat of over 25 sq m on sale for over PLN 336 thousand with a completion date before the end of 2024.
In the Pileckiego project in Warsaw, one has to pay around PLN 535 thousand for a unit of around 31 sq m, and in the Bliska Wola DK project, a finished flat of over 44 sq m costs over PLN 806 thousand.

In Szczecin's Hanza Tower, on the other hand, a completed unit of approximately 52 sq m is available for purchase for more than PLN 780 thousand.

Customers can find flats in our offer at prices starting from nearly PLN 300,000.

In the first stage of our Łódź project Strefa Progress, small flats are still available at prices starting from around PLN 290,000. The project will be completed in the first quarter of 2024. We are also planning to develop the second phase of the project. In the recently completed Central House in Warsaw's Mokotów district, the last units remain, with prices starting at around PLN 500,000.
On the other hand, in the first stage of the CityFlow project, in which two buildings with 333 flats will be constructed, units are available at prices starting from PLN 535,000. The project is scheduled to be completed in the first quarter of 2025.

The cheapest flats in our offer can be found in projects from the popular segment, such as Miasto Moje in Warsaw's Białołęka district, where a two-room flat can be bought at a price starting from PLN 429,000, or Viva Jagodno in Wrocław, where ready-made three-room flats are available from PLN 534,000. Very good prices are also offered in the Nowa Północ project in Szczecin, where a studio flat can be bought from PLN 245,000, and construction will be completed in the fourth quarter of this year. In Poznań, in the Grunwald Między Drzewami project, which is due to be completed on a similar date, prices for two-room flats are from PLN 429,000.

The cheapest flats are currently available in the new Osiedle Natura 2 in Wieliszew. The total price of a 76 sq m unit is just over PLN 500 thousand. The cheapest studios start at PLN 258,000, smaller doubles at PLN 351,000. The offer includes flats ready to move in, as well as several dozen units planned for completion at the end of 2024. Osiedle Natura 2 is a modern investment located near the Zegrzyński Reservoir, green areas and a pine forest.

We are selling units from the ecological investment Miasteczko Jutrzenki located in the Warsaw district of Włochy. The prices of flats vary and depend mainly on the size of the flat. The most popular are studios and compact two-room flats up to 45 sq m, meeting the criteria of the government programme Safe Credit 2 per cent. In Miasteczko Jutrzenki, the last flats in these metric areas remain, but we are also starting to sell compact flats from the Lavender Quarter.
