Poll: At what price can we find the cheapest new flats in Poland

How much do the cheapest flats from developers cost? At what price can we find the cheapest new flats? What is their size? In which housing estates can we buy them?

Angelika Kliś, board member of Atal:
The cheapest one-room apartment of 29 sq.m. is offered in the Nowe Miasto Polesie investment in Łódź at a price of over PLN 269,000. In Gliwice, in the Ogrody Andersa project, a 26 sq m flat is available for more than PLN 278 thousand.

In Gdańsk, a 27-square-metre studio apartment is available for purchase at the price of PLN 362 thousand in the Osiedle Przyjemne project. In Poznań's Naramowice Odnova, a 32 sq m flat is available for PLN 372 thousand.

In Kraków, a 43-square-metre unit can be purchased for PLN 469,000 in the Cegielnia 2 Zone.
Warsaw and Wrocław are more expensive, with flats of 35 sq m in Warsaw's Osiedle Poematu or Wrocław's Żerniki Na Novo costing 482 - 485 thousand zlotys.

Zuzanna Należyta, Commercial Director at Eco Classic:
In the Gdańsk investment Wolne Miasto we have flats priced from 10,500 PLN/sqm. In the Warsaw investment Moja Północna, the cheapest flat costs PLN 12,300 per square metre.

Tomasz Kaleta, Sales Department Director, Develia S.A.:
The cheapest flats in our offer can be found for around PLN 350,000 in the Południe Vita investment in Gdańsk and a new project in Poznań, Unia Lubelska Vita. These are smaller flats with an area of approximately 30 square metres.

Taking into account the price per metre, the lowest flats are offered from PLN 7 thousand. These are mainly larger flats available in the aforementioned project Południe Vita in Gdańsk or in Wrocław's Ogrody Wojszyce. We structure our offer in such a way that in the cities where we carry out investments, everyone can find something for themselves, regardless of the size of their wallet.

Agnieszka Gajdzik - Wilgos, Sales Manager at Ronson Development:
Customers will find the cheapest flat in our offer in the Nowa Północ investment in picturesque Szczecin. There we offer a one-room flat of 26 sqm. The price of a one-room flat is PLN 300 thousand.

Two-room flats with the lowest price can be found in Wrocław in the Viva Jagodno project. A 37-square-metre flat can be purchased for PLN 511,000.

On the Warsaw market, on the other hand, a two-room flat of the same size can be purchased in our flagship project of the city-generating Ursus Centralny estate.

On the other hand, in the capital city of Wielkopolska region, for the price of 666 thousand zlotys, we have a flat with three rooms in the project Grunwald Między Drzewami, an intimate investment surrounded by an avenue of trees.

All, our investments are built to the highest design quality and finishing standards. At the same time, the prices of the flats we offer do not differ from the market prices for units of a similar standard in the respective locations.

Małgorzata Ostrowska, Director of the Marketing and Sales Division at J.W. Construction:
The cheapest flats in our offer are available in the Apartamenty na Wzgórzach project near Kraków. A finished unit in developer condition with an area of 25 sqm costs PLN 256,000. At a similar price, it is also possible to buy a flat of 28 sq.m. in our Osiedle Kościuszki project in Chorzów.

In Warsaw, the most favourable rates are currently available in the energy-efficient ECOBerensona estate. A four-room flat with an area of 66 sq m is available for purchase in this investment at prices starting from PLN 10 600 per sq m.

Joanna Chojecka, sales and marketing director for Warsaw and Wrocław at Robyg Group:
In Poznań, a 26-square-metre studio is on sale for PLN 330,000.
For a unit of a similar size in Wrocław, you have to pay PLN 406 thousand.
In Gdańsk, a 30-square-metre flat can be purchased for PLN 414,000.
In the Warsaw offer, the cheapest unit of 33 square metres is offered for 661 thousand PLN.

Michał Witkowski, sales director at Lokum Deweloper:
In Wrocław, some of the most attractively priced flats are offered in the Lokum la Vida investment located at L. Herbsta Street, with convenient access to the extensive urban infrastructure and green areas. Prices for two-room flats start from PLN 579,000.

The Lokum Porto estate, located in the Old Town, not far from the Market Square, offers comfortable flats of varied sizes. Due to the attractive location and proximity to academic centres, smaller sizes purchased for investment purposes deserve special attention. One-room flats, ideal for a start-up or for rent, are available from PLN 599,000.

Lokum Verde, a garden estate with courtyards full of greenery and relaxation zones in Zakrzów, is very popular among customers. A three-room flat with a 27-square-metre garden can be purchased there for PLN 639,000.
Lokum Monte is located in Sobótka near Wrocław, right by the Ślężański Landscape Park. Its unique location, high standard and private wellness area make it an ideal place for families to live. The last ready-made flats of 71-100 sqm at prices from 7900 zł/sqm are available in this development.

In Kraków, we also have the last three- and four-room ready units left, with prices starting from PLN 13,491/sqm. They are available as part of the Lokum Vista investment offer.

As part of our current investments, customers can choose from flats in Warsaw, Łódź and Katowice. The cheapest unit in Warsaw costs PLN 680,000 and it is a one-bedroom apartment of 31 sqm in the Cityflow project in Wola.

An apartment of a similar size - 33 sq.m. in the NOW investment in Łódź costs PLN 371 thousand.
In Katowice, the cheapest flat costs PLN 491 thousand and it is a two-room flat with an area of 27 sq.m. in the INSPIRE project.

The prices of flats in our investments vary and depend on a number of factors, such as the square metre, floor, location, room light or noise level. We offer a range of different budget options. Thanks to our own sources of financing, we can offer selected units in the new Fabrica Ursus development in Warsaw at prices starting from PLN 13,000/sqm in a high standard of finish.
