What is the selection of small flats on offer from developers in Poland
How many of the most sought-after one- and two-room flats of up to 45 sqm are currently on sale from developers? How much has the 2% Secure Credit purchase depleted the offer of such flats? In which projects can they be found?
Tomasz Kaleta, Sales Department Director, Develia S.A.:
Small flats are still the most popular among buyers. At present, however, this type of flats accounts for about 30 per cent of our offer, although until recently we maintained a standard of 45-50 per cent. Designing more compact flats is hampered by factors such as the need for sunlight and a sufficient number of parking spaces for cars.
Angelika Kliś, board member of Atal:
We currently have around 900 one- and two-room flats up to 45 sqm for sale throughout Poland. They are available in most of the launched investments and at the moment they account for about 20-25 per cent of our entire offer. We regularly introduce flats for sale in new investments. The turnover of the offer is high, which makes it difficult to capture such statistics with this scale of operation.
Definitely, this category of flats has been very popular due to the subsidy programme. However, in those markets or in investments that were more affordable, customers decided to buy flats approaching the upper amount threshold, i.e. PLN 800,000, and this meant a larger size.

It is a fact that the 2% Safer Loan has drained the market of small one- and two-room units, which is why developers are doing what they can to launch and complete further investments. There is no doubt that compact flats, i.e. studios or cosy, cosy two-room units up to 45 sqm, are still the most popular. Such flats are available, among others, in the next stage of the construction of the ecological investment Miasteczko Jutrzenki and the industrial project Fabrica Ursus. We observe the market and the needs of purchasers, and we attach great importance to wise design and rationalisation of usable space, i.e. realising as many functional rooms as possible in a small area.

Flats with an area of less than 45 sqm currently account for around 30 per cent of our offer. Such units can currently be purchased in projects such as: EcoBerensona in Warsaw, Apartamenty na Wzgórzach in Zawada near Kraków, Nad Odrą in Szczecin, Stacja Centrum in Pruszków and Osiedle Kościuszki in Chorzów. The offer of one- and two-room flats actually depleted after the ‘Safe Credit’, although the preferential conditions and price availability of the flats also translated into considerable interest in larger, three-room flats.
Joanna Chojecka, sales and marketing director for Warsaw and Wrocław at the Robyg Group:
One, two and three-room flats in functional sizes are currently the majority of our offer. We had several hundred flats meeting the requirements of the Safe Credit programme, but we are now fully ready for more government support programmes. Such flats will be available in all our projects.
Andrzej Gutowski, Vice-President and Sales Director of Ronson Development:
Flats of small size are very popular. They are attractive, both for people looking for their own place and for investors who plan to rent them out to generate income. In the popular segment, flats up to 45 sq m account for around 50 per cent of our offer. In the exclusive segment, on the other hand, three- and four-room flats account for a larger percentage. Small flats account for 30-40 per cent of the offer.
The 2 per cent safe credit has led to customers often preferring to purchase small flats. All the time, however, units of up to 45 sqm are available in our investments.
Dawid Wrona, Chief Operating Officer at Archicom:
We give priority to building a diversified property portfolio. Thanks to this, we are able to respond to the expectations and needs of a broad spectrum of customers and to implement investments that are attractive regardless of periodic trends. Taking into account the interest of buyers in flats of smaller sizes, we are offering them in all projects launched this year. One- and two-room units up to 45 sq m currently account for around 38 per cent of our offer.
Zuzanna Należyta, Commercial Director at Eco Classic:
We have about 80 per cent of the one- and two-room flats in the projects under construction sold.
Damian Tomasik, CEO of Alter Investment:
Now we have only one land ready for sale that provides such a structure of flats, i.e. Madalińskiego Gdańsk, where 22 flats will be built. More than 55 percent of them will be one- or two-room flats. We are also preparing other projects that will have a similar structure.
