What plans do developers in Poland have for 2024
What plans do companies have for this year? What residential projects will enter the market? What units will go on sale? Will developers launch new lines of business? What new offerings will appear?
Andrzej Oślizło, CEO, Develia S.A.:
In 2024 we intend to expand our offer by more than 3,000 flats. We are planning the largest number of projects for the first quarter. The current situation on the market is difficult due to very low supply, so the fact that we are able to launch so many units in a short period gives us a competitive advantage. New developments will be launched in practically all the cities in which we operate. These will be both further stages of estates already under construction, such as Aleje Praskie and Bemosphere in Warsaw, Przemyska Vita and Południe Vita in Gdańsk, Ceglana Park in Katowice or Orawska Vita in Wrocław, as well as completely premiere projects. We are also planning to expand our activities in the Poznan market.
Angelika Kliś, Board Member of Atal:
Our strategy is to consistently build a leading position in the real estate market in the largest regions of the country. The Polish market is highly fragmented, so there is great potential to increase our share in it.
Similarly to last year, in 2024 we plan to consistently launch around twenty new investments. This will allow us to maintain a consistently attractive range of flats for customers in different market segments. The planned volume is similar to last year's.
We also aim to further improve the sales ratio of finished units. Their share of total sales is increasing year on year. This is why we have made our Atal Design programme, aimed at the group of turnkey buyers, more attractive and updated in design. We also have a growing team dedicated to these customers and their projects.
In our strategy for the coming years, we attach great importance to the modernisation of buildings and the implementation of ecological and cost-saving solutions in them, e.g. photovoltaic panels, electric vehicle charging stations. Another important aspect is the creation of impressive and resident-friendly common areas, including outdoor areas and staircases.
A separate issue is the purchase of land, which we intend to continue to actively acquire in order to build a base for further investments over a multi-year time horizon.
Eyal Keltsh, CEO of Robyg Group and Vantage:
Irrespective of inflation or difficulties in financing flats, we are able to prepare an attractive offer for our customers and support them in loan procedures. Right now, the greatest interest is for flats under the government's Safe Credit programme and we also offer buyers a wide range of options to choose from. In addition, we are actively cooperating within the TAG Immobilien Group and building the PRS market within the Vantage business. We have a large land bank and are introducing new investments for sale all the time.
The positive trend is that the market situation is good and there is clear demand. Unfortunately, the supply is still low. There is a shortage of flats, especially in Warsaw, where purchase interest is highest.
It is certainly also important to acquire new land. The TAG Group, which in Poland owns Robyg and Vantage, has one of the largest land banks among developers in Poland - enabling the construction of around 23,000 flats. Our land is very well located in the five agglomerations where we operate: Warsaw, Wrocław, Poznań, Łódź and the Tri-City. We are constantly on the lookout for new land, because the demand for flats is not falling and we would like to put new investments on sale even faster. The availability of land is currently lower, but there is still a huge potential for the development of urban spaces and the delivery of an interesting residential offer by developers.
In the long term, we want to be the largest residential developer group in Poland, with an offer of 10,000 flats for rent and sales of several thousand units a year.
Cezary Grabowski, Sales and Marketing Director of Bouygues Immoblier Polska:
Our plans for 2024 envisage gradual growth and the introduction of new investments in cities where we are already present. In Warsaw, we are working on further projects in Włochy and Praga. We also plan to continue with flats in the popular Chrzanów district, where our investments are very popular with customers.
In 2024, we also intend to launch at least one project in Wrocław and two in Poznań. All the new developments will feature Appartme's state-of-the-art home automation system as standard, and the layouts and flat sizes will meet customers' needs. Our estates will be primarily thoughtfully designed two- and three-room units with gardens, loggias or balconies.
In the coming months, we also intend to continue looking for land for new flats. We are interested in well-communicated areas, located next to developments under construction or planned, such as interchanges, underground stations or educational facilities. Proximity to green areas, where the residents of our estates could relax in their free time, is also important to us.
Karolina Bronszewska, Member of the Board, Marketing and Innovation Director of Ronson Development:
One of the most important projects in 2024 will be the launch of the project at Epopea Street in Warsaw, where 400 new flats will be built, and the investment itself will be a continuation of Ronson's presence in Białołęka. We will also be launching the second phase of the intimate, green-surrounded Zielono Mi estate in Warsaw's Lower Mokotów district. In addition, our flagship developments, such as Miasto Moje and Ursus Centralny, will see the launch of the final stages of investment, topping off the city-building estate projects.
After obtaining the relevant permits, we also have further investments planned. In Warsaw, we will appear in Bemowo, and in Falenty we will start the next stage of construction of single-family houses. We will also continue to be active in the Poznań, Wrocław and Szczecin agglomerations. In Poznań, we will launch a project of compact houses at Bełchatowska Street in Grunwald, which is close to us, and another, the second stage of the Grunwald Między Drzewami project. In Szczecin, meanwhile, we are planning to launch the fifth stage of the Nowe Warzymice development and the next stage of the Nowa Północ estate.
We plan to launch more than 1,100 residential units in 2024, after obtaining the required building permits.
Waldemar Olbryk, President of the Management Board at Archicom:
We aim to become a leader in the residential real estate market while selling 4,000 flats per year. Our short-term goal is to sell 3,000 flats per year and our medium-term goal is to sell 4,000. We want to become the developer of first choice in Poland and we will consistently strive for this. The foundation for further growth is both the expansion of the land bank and the launch of new investments. We ensure that we will maintain the momentum of new projects, which has already significantly accelerated at the end of 2023. In planning our expansion, we are not limiting ourselves to the cities where we are present today as a developer, we are also considering new locations such as the Silesian Agglomeration or the Tricity.
In the first quarter of 2024, we plan to start selling 6 new stages of investments in Wrocław (Południk 17), Warsaw (Towarowa 22), Poznań (Apator stage II, Apator stage V), Łódź (Zenit stage 3D) and Kraków (Dąbrowskiego). Thanks to the above-mentioned investments, over 1,200 flats will be added to our offer.
Mariola Żak, sales and marketing director at Aurec Home:
We operate according to a strictly developed strategy which we adapt to the current changes on the real estate market. We are not slowing down, we are intensively developing the next stage of the ecological estate Miasteczko Jutrzenki - the Lavender Quarter. In it, residents have free access to the Aurec Active zone, where they can exercise in a private gym or relax in yoga, fitness or pilates classes.
Our plans for 2024 also include the launch of the long-awaited Fabrica Ursus development, which is distinguished by its unique architecture combined with the city's history. Part of the residential development consists of fragments of the former "Ursus" factory, which remain under the protection of the conservation officer.
Growing demand for new flats has also triggered the launch of the My Forest development in Warsaw's Białołęka district, which has the unique advantage of a private forest of 4,000 square metres, available only to tenants. Another development is also in the pipeline, this time with a piece of its own river, My River. The development will also be built in Białołęka, between the Długa River and the Żerań Canal, where residents will have a private water zone at their disposal. There will also be new products on offer, which will be tailored to the company's development strategy, the dynamically changing market and customer demand.
Damian Tomasik, CEO of Alter Investment:
After selling as many as five projects in 2023, now is the time before us first of all to acquire new land. Our sales product as a land developer is land with a building permit and in the coming year we intend to obtain it for 3 new investments: in Gdańsk at Madalińskiego Street - 22 flats, Pomlewo I stage - 8 houses, Jeziorany - 16 houses. With regard to the other projects under construction, we will be preparing the architectural and construction documentation in order to obtain building permits in 2025.
