What solutions that promote savings are used in housing estates

Are new housing estates using technologies that allow residents to save on energy and water consumption? How much savings can be achieved thanks to this? How important is it for buyers of apartments? How many buyers ask about such solutions?

Tomasz Kaleta, Managing Director of Sales and Marketing at Develia:
The growing ecological awareness of society means that customers are increasingly paying attention to pro-ecological solutions used in investments and take them into account when buying an apartment. In our projects, we include various solutions for saving energy and water. An estate that stands out in this respect is Orawska Vita in Wrocław, where we have installed, among others, a grey water management system that will reduce the amount of sewage and thus translate into savings for residents, as well as photovoltaic panels on the roofs of buildings.

Thanks to these solutions, residents can save up to several hundred złoty per year on energy and water bills. The final amount depends on many factors, such as the size of the apartment and individual consumption. Our offer currently includes the second stage of this Wrocław investment.

Additionally, the window joinery in all our projects is characterized by high energy efficiency and an appropriate heat transfer coefficient, which results from the rigorous technical conditions in force in Poland and the entire European Union.

Agnieszka Majkusiak, Sales Director at Atal:
Our sales teams relatively rarely receive detailed inquiries about these issues. The key parameters for choosing a property are still price and location. Despite this, I believe that the awareness of customers in the field of eco-trends will grow on the housing market. This will be facilitated by new regulations and laws concerning this area and the entry of customers from the so-called Generation Z into the market.

Investments with "green" and "blue" infrastructure are well perceived by customers, and ecological elements are an important element of our overall approach to designing modern housing estates. This area, apart from marketing and image advantages, also has a practical side. The solutions used directly benefit the tenants of the buildings themselves, and indirectly also as members of housing communities, by reducing the maintenance costs of common areas. How big these savings are depends on many individual parameters and settlement systems, however, over the years they can be amounts worth considering.

In our estates, we install, among others: photovoltaic panels, heat pumps, motion and twilight sensors and LED lighting, which we install in common areas, inside and outside the buildings. In some investments, e.g. Masarska 6 Apartments, Strachowicka Atal, we use external sliding screens and panels, which can reduce overheating of premises.

Our construction technologies, including, among others, insulation of buildings/apartments and high-class window joinery, help to optimize the costs associated with heating the apartment.

A separate group of activities concerns water management. For example, in our ecologically model estate Zacisze Marcelin in Poznań, thanks to the rainwater retention system, plants are watered with it. We have also designed sustainable rainwater drainage systems in the recently launched Atal Zawiślańska Wille Miejskie investment in Gdańsk, where more than half of the area is greenery. Rain gardens are an increasingly common element of our investments.

In addition, in many of them we use green roofs on buildings, which delay water runoff, retain the so-called rainwater, preventing the roof from heating up on hot days or heat loss in winter. They also absorb UV radiation. In many places we design permeable surfaces, increasing the availability of rainwater for plants.

Andrzej Gutowski, Vice President, Sales Department Director, Ronson Development:
Customer awareness of ecological solutions has increased significantly in recent years. More and more consumers ask about the solutions we have used in the project, they are interested in. LED lighting in the stairwells and outside areas, photovoltaic installations powering common areas, rainwater tanks for watering the greenery around the building. And also very high quality insulation materials, the use of which translates into a reduction in the amount of energy needed to heat the buildings is already standard with us.

In the Warsaw Zielono Mi estate, we have applied the biophilic trend - a concept combining modernity with nature. The estate was designed with a minimum impact on the environment in mind, which is manifested by the presence of greenery on the facades, green roofs, drainage boxes, photovoltaic panels, retention tanks, ecological flower meadows and energy-saving LED lighting. Residents can also enjoy advanced technological solutions as part of the smart package, thanks to which they will conveniently and efficiently manage their home, saving energy and reducing expenses.

An even greater range of eco-solutions is provided by single-family housing. Our clients from the Nova Królikarnia investment will be able to enjoy houses equipped with heat recovery, heat pumps, rainwater tanks or the possibility of installing photovoltaics. Each house is equipped with a socket for charging an electric car and LED lighting.

In the case of the Nowe Warzymice 5 project, i.e. two-family semi-detached houses, we used heat recovery, a heat pump and underfloor heating. Additionally, as an option, the client can install a rainwater tank and a photovoltaic installation. Such improvements allow for savings of up to several hundred zlotys per month.

EKO Falenty is also an investment that goes hand in hand with nature. As part of the project, with environmental protection in mind, we have provided solutions such as heat recovery, which allows for the recovery of heat from used air, contributing to the heating of houses, or condensing boilers and LED lighting.

More and more people are paying attention to solutions consistent with the idea of ​​sustainable construction. The financial aspect is not always the most important. Customers appreciate our approach and solutions, which are above all safe for the environment, which makes us very happy.

Marek Starzyński, Sales Director, Okam Capital:
In new investments, we implement pro-ecological solutions, which are part of Okam's New Quality Policy. Sustainable projects that affect climate protection are an important element of our policy. At the same time, we are aware that more and more buyers attach importance to solutions that have a positive impact on the quality of everyday life and the natural environment.

As part of the investments under construction, e.g. Cityflow in Warsaw and NOW in Łódź, a smart home system will be installed in each apartment, allowing for remote management of heating, electricity, lighting and water valves. We are also implementing photovoltaic panels and rainwater recovery systems in the housing estates under construction. The aforementioned solutions allow for greater control of costs incurred in households and common areas, and thus lower utility bills.

An investment rich in a number of pro-ecological solutions will be F.S.O. Park in Warsaw. The architectural concept of this multi-stage project includes implementations in the field of energy: solar collectors, heat pumps or perovskite photovoltaic cells, as well as in the area of ​​blue infrastructure: a rainwater management system using rain gardens, infiltration basins or retention ponds, as well as local pre-treatment stations for the recovery of grey sewage from apartments. 20 ha of the 62 ha area will be green areas, including 10 ha of the central park. Vegetation will also be found on the buildings, reducing CO2 and positively affecting air quality.

Tomasz Trzyszka, Technical Director of Aurec Home:
The growing awareness of climate change and the need to protect the environment mean that more and more buyers are paying attention to the ecological aspects of real estate. Buyers often prefer buildings that are more energy-efficient, emit less carbon dioxide and use renewable energy sources. That is why each of our investment projects is based on sustainable solutions and ecological, environmentally friendly technologies.

Already at the stage of construction of housing estates, we install energy-saving elements in buildings, including: photovoltaic panels, mechanical ventilation and ground heat exchangers. Ecological investments go hand in hand with energy-saving lighting, which is why we install light sources using LED technology in properties and in common areas. Motion sensors combined with LED lighting installed in stairwells and corridors significantly reduce the maintenance costs of common areas. These solutions are environmentally friendly and use a natural way of generating energy, which means that residents save up to 40 percent on bills on a yearly basis.

In all our investments, we also use rainwater recovery. Our estates have retention tanks where rainwater is stored, which are used by residents to water their gardens, greenhouse crops or estate greenery. Another important issue is large glazing in the premises, which naturally illuminates the living space. In the intimate My Forest investment, located in Warsaw's Białołęka, with a private forest available only to residents, premises are being created equipped with mezzanines with huge six-meter windows, providing maximum access to natural light.
