Central Group is coming up with a new financial program guaranteed mortgage of 2.99%

Home ownership is now difficult to achieve for many people due to significantly rising mortgage rates. Interest rates are three times higher than a year ago. At the same time, Czechs prefer living in their own homes for a long time. That is why Central Group is coming up with a new financial program Guaranteed mortgage of 2.99% with an unbeatable interest rate.

In the Czech Republic, almost four fifths of people live in their own home. According to Eurostat, this is more than the average of the European Union, where it is less than 70 percent of the population. Czechs prefer their own housing to renting in the long term. It is also rooted in young people, for whom it is an important step towards independence. But expensive and difficult-to-afford mortgages, high inflation and the crisis in the energy market are now discouraging many potential buyers from purchasing a property.

Guaranteed mortgage 2.99%
Mortgage interest rates alone are now nearly three times higher than a year ago. The largest residential builder, Central Group, is aware of this complex situation and therefore allows its clients to take out a mortgage just before the completion and takeover of a new apartment, when it can be assumed that interest rates will be lower again.

"In addition, for our main projects - Parková čtvrť in Prague 3, Tesla Hloubětín in Prague 9 and U Hostivařská přehrady in Prague 4 - with a completion date of 2024, we guarantee an interest rate of a maximum of 2.99%. Even if interest rates were still higher at this time, we will make up the difference. Clients are therefore certain that their repayment will be at most what they would pay with a mortgage with an interest rate of 2.99%," says Central Group executive director Michaela Tomášková.

The Guaranteed Mortgage 2.99% program guarantees an interest rate of 2.99% for a period of three years from the start of the mortgage drawdown.

To purchase a new home with Central Group, you only need to pay 10% of the purchase price from your own resources, with an additional payment up to one year after moving in and with the option of using one of the company's financial programs. Central Group is the only residential builder on the market that allows its clients to use completed apartments before paying the full purchase price.

Apartment prices, and thus their value, have always increased in the long term. Bid prices have increased by 146% since 2015. The Central Group company believes in the quality of its apartments and the overall stability of the market, which is why, in addition to the Guaranteed mortgage 2.99% program, it also offers its clients a guarantee that they cannot lose money on the purchase of a new apartment from its offer. As an insurance policy, the Guarantee program offers a refund, where clients have the option to terminate the contract at any time until the handover of the completed apartment, and Central Group will return all the money paid to them. The Money Back Guarantee program can be used for all apartments offered by the company and for all types of financing. Investing in your own home is therefore a risk-free investment at Central Group.

Central Group offers almost 700 apartments in seven locations throughout Prague. This year, the company started the construction of its largest projects, the residential districts Parková čtvrť in Žižkov and Tesla Hloubětín in Prague 9. Apartments in these locations are among the most sought-after on the market.

During the construction of all residential projects, Central Group uses modern systems and new construction materials, which make its projects energy-efficient and environmentally friendly. The operation of a new apartment from Central Group can thus be up to half more economical compared to an apartment in a regular block of flats.

"Another advantage of buying a new apartment from Central Group is a free bonus in the form of air conditioning or complete interior equipment including a kitchen, built-in wardrobes and any home accessories worth CZK 200,000 to CZK 500,000, depending on the layout of the apartment," adds Michaela Tomášková.
