ABG leases space to AGILITA at VoltAir Berlin

ABG Real Estate Group and its joint venture partner Felix Gädeke have signed a lease with AGILITA Deutschland GmbH for approximately 480 sqm of office space in the VoltAir office and commercial building complex in Berlin Mitte. The subsidiary of the Swiss software house and SAP partner AGILITA AG, which is headquartered in Zurich, will set up its German branch there from mid-2023 and establish a new team in the heart of Berlin. VoltAir is thus almost fully leased with a total of around 30,800 sqm of leasable space. Two units on the first floor (together around 1,380 sqm) are still vacant. With TomTom and Seven Senders, the first tenants have already moved in and started operations in August and November 2022.

ABG and partner Gädeke had sold the VoltAir office complex in Berlin Mitte to a joint investment vehicle of Swiss Life Asset Managers and Norges Bank Investment Management in an off-market deal in September 2022. The purchase price was around EUR 457 million. During the first quarter of 2023, Swiss Life Asset Managers will become the new owner. Even after that, ABG and partner Gädeke have the option and interest to lease the remaining 1,300sqm (two commercial units with preferential office use).

VoltAir is already one of the most modern and attractive office and commercial building complexes in Berlin. It is located at the business location Berlin Mitte (Alexanderstraße, Voltairestraße, Dircksenstraße), which is rapidly gaining economic importance and has well-known resident companies. The most recent tenants are a leading German biotechnology company, which will establish its representative office in the German capital in the VoltAir, and the leading music publisher Hal Leonard; previously, the digital bank N26, which will locate its German headquarters there, and the renowned companies Seven Senders and TomTom secured a space in VoltAir Berlin. With AGILITA, an innovative software company is now also at home in VoltAir Berlin. The building's modernity and attractive location are a perfect fit for the Swiss SME, which accompanies its customers in their digital transformation with its passion for cloud ERP.

With its expressive architecture, the new VoltAir Berlin building establishes an important and equally attractive office location between Alexanderplatz and Mediaspree. VoltAir is a landmark property on a 6,500 m2 footprint with five separate entrances and two prestigious lobbies with accesses to the spacious and landscaped courtyard. The property comprises a total of around 30,000 m2 of state-of-the-art rental space on the first floor and the seven upper floors. An open-plan loft-style interior design with exposed concrete surfaces and technical installations offers a wide range and high flexibility for space design. The building has numerous balconies and terraces in the area of the exterior and interior courtyard facades with more than 2,000 m2 of space. Three roof terraces, each with an area of 100 m2 and interesting views over the surrounding area, elegantly round off the architecture. The underground parking garage comprises more than 90 parking spaces. Several S-Bahn and U-Bahn stations as well as bus stops are within easy walking distance of around 200 meters. To realize the complex, 21,000 m3 of concrete and 4,000 tons of steel were used. Construction began at the end of 2018, and the VoltAir is certified LEED Gold and WiredScore Gold. Completion will take place in the summer of 2023.
