Industrial developer P3 has raised the minimum standard for the quality of its buildings. All new P3 halls are already being prepared for certification at the BREEAM Excellent level, which is one of the two highest. The rating system, which is used mainly for commercial real estate, contributes to making it easier to assess the building's environmental impact.

BREEAM sustainability certification obliges developers to comply with demanding environmental requirements. Tenants are sure that the new premises are built not only with regard to the living but also the working environment. However, not only tenants of buildings benefit from it, in the long run, lower emissions, resource savings and a richer and more diverse environment are beneficial for society as a whole. The certificate itself is a guarantee that the building has been fairly evaluated and is internationally recognized as sustainable.

P3 set a high standard last year, when it built halls in its parks in Olomouc or Lovosice in the stated standard. Building B2 in the Lovosice Industrial Park, which is used by Van Eupen for reverse logistics and smart electronics service of the world's leading brands, is a measure of the modern and sustainable standard of industrial buildings. Most of the material used for construction complies with the Environmental Product Declaration III standard, which guarantees that it will not have a negative impact on the environment during its life cycle. Building materials are resistant to wear by natural factors such as sunlight or changes in temperature and humidity. The air conditioning system then uses refrigerant, which has a lower potential to contribute to the greenhouse effect in the atmosphere. All external lighting of the building is provided by LED luminaires, which are set to reduce light smog so that they effectively illuminate the handling areas and do not shine into the surroundings.

"We paid great attention to water management. We installed rainwater retention tanks, special drinking fountains and washbasins, we used multi-level water measurement with remote reading, including the detection of possible leaks. The project also includes a charging station for electric cars, a choice of trees and shrubs respecting the surrounding vegetation, but also the connection of Lukavec with Lovosice using a sidewalk outside the complex, complete with outdoor exercise elements for the general public," says Tomáš Kubín, P3 construction manager for Central and Eastern Europe.
