Brain Park is up and running - the first stage of the complex is ready for tenants

Work on the construction of the first stage of the Brain Park office complex in Krakow has ended. The two buildings, developed by Echo Investment at the intersection of Pokoju Avenue and Fabryczna Street, have been granted a use permit. This means that PepsiCo - as the first tenant - has already moved into its new office.
Echo Investment's new investment in Krakow is more than 43,000 sqm of modern office space. The development of the Brain Park office complex was divided into two phases. Construction of the first began in March 2021. Two of the three ten-story buildings with a two-story underground garage have just received occupancy permits. BE DDJM Architekci studio is responsible for the architectural design of the project.
- It took nearly twenty months for a new business spot on the map of Cracow to open to tenants. At Aleja Pokoju, in one of the fastest growing districts of the city - Grzegórzki - a modern office park with an area of nearly 30 thousand sqm is starting to operate. - says Joanna Nicinska, regional director in Echo Investment's commercial projects department. - A PepsiCo team has already started working at the new address. I am convinced that we are handing over a place where one can work comfortably and safely. The building has been equipped with a number of technological solutions to support the well-being of employees," emphasizes Joanna Nicinska.

The office in Brain Park is attracting great tenants. Along with the occupancy permit, spaces for its employees are being opened by PepsiCo. It's worth recalling that this business service center for the company's key European branches occupies more than 5,000 sqm at 1A Fabryczna Street. More than seven hundred employees will already benefit from the new, well-designed work space. The PepsiCo office project was supervised by fit-out experts from Echo Investment.

Brain Park was designed in accordance with BREEAM certification guidelines. The office park received a high Excellent rating already in the design phase, introducing many supporting solutions, including energy and water conservation, waste management policies and minimizing the building's environmental impact. In total, throughout the complex, the developer has planned 34 charging stations for electric cars, 5 terraces for the exclusive use of tenants and advanced bicycle infrastructure. Single-track enthusiasts can take advantage of nearly 300 parking spaces and special areas with locker rooms and showers.

For the sake of employees' health and safety, the office buildings have been armed with a special system that monitors and improves air quality in the building. The equipment purifies the air, and the technology it uses can be used during normal use of the building while people are inside without any problems.

The commissioning of the first stage of the project is only the beginning of a change in the landscape of this part of Krakow. Construction of the second stage of the project is underway - an office building with an area of more than 13 thousand square meters, which has already risen to the level of 5 floors. Completion of the works is scheduled for the third quarter of 2023.

The heart of the project - a green, multifunctional open patio - is also under construction. A green zone is planned for a section of nearly 10,000 sqm. In addition to places for relaxing and dining outdoors, it will offer interesting additional functions, such as a place to play table tennis, chess tables, swings and a "street workout" activity zone. Tenants will be able to use the zone in Q3 2023.
