Bułkę przez Bibułkę, Pollypizza Neopolitan, and Baken to open at SOHO by Yareal

The food concepts Bułkę przez Bibułkę, Pollypizza Neopolitan, and Baken will open a new location at SOHO by Yareal, a mixed-use development in Warsaw’s Praga Południe district. Owners Aleksandra and Jacek Dojnikowscy have signed a long-term lease for 930 m² in a historic building within the project, with an expected opening in the second half of 2026.

SOHO by Yareal is designed as a local hub following the "15-minute city" concept. Located in Warsaw’s Kamionek neighborhood, it includes residential spaces, leisure areas, and commercial units. The development integrates renovated industrial buildings into a modern urban setting. A linear park, patios, terraces, and pedestrian areas are part of the design, with limited vehicle access.

Several commercial spaces in SOHO by Yareal are on the ground floors of residential buildings, while others are in renovated historical structures. Current tenants include a nursery, a playroom, and Warsaw’s first compact Carrefour store. Additional businesses, including a florist, bakery, bistro, and architectural studio, are planned. The total commercial space is 11,300 m², with restaurants and cafés featuring outdoor seating.

Bułkę przez Bibułkę will be located in Building B.56, a historic structure with a brick chimney. The space will house a café, restaurant, office, production facility, and bakery. Pollypizza Neopolitan and Baken will also be part of the location.

Aleksandra Dojnikowska, co-founder of the brands, said:“We are still in the planning stage, but the space will include all of our food concepts and a test kitchen. The historic brick walls and chimney made this location stand out for us. We look forward to opening in SOHO by Yareal.”

Built around 1945, Building B.56 was originally part of the Pocisk munitions factory. The renovation will maintain its industrial character.

Jacek Zengteler, CEO of Yareal Polska, said:“We aim to preserve the industrial style of Building B.56 while adapting it for modern use. The original architectural elements, including the brick chimney, will remain. We are pleased that Aleksandra and Jacek’s food brands will be part of this space.”

SOHO by Yareal was developed with input from local authorities and conservation specialists and has received a BREEAM Communities certificate for sustainability. The project includes low-emission concrete and a rainwater collection system for irrigating green areas. The design integrates new and restored buildings with surrounding green spaces.

SOHO by Yareal is designed to include residential, commercial, and public spaces. The final phase includes two additional residential buildings and an apartment complex, scheduled for completion by late 2026. The development is intended to provide a mix of housing and services within a walkable neighborhood.
