CA Immo concludes "green" lease for approx. 2,000 m² of rental space in Munich office building

CA Immo has signed a long-term lease with Nutrion GmbH for a total of around 2,000 m² of rental space in the mixed-use Ambigon building in Munich's Schlossviertel Nymphenburg district. The co-working space provider, which was already a tenant in the building, has expanded its rental space by around 1,300 m² and extended the existing lease of around 700 m² of rental space by a further 12 years. Following the conclusion of this lease, the building is now fully let.

Under the label "Tomorrow Proof", CA Immo is pursuing a company-wide strategy to support society's transition to a sustainable and climate-friendly economy. Since 2007, the company has been especially committed to this when developing and implementing new buildings. The company's efforts also focus on the continuous modernisation of its existing portfolio and the best possible operation of the buildings in terms of resource efficiency. For example, since 1 January 2022, CA Immo has been using only electricity generated from renewable sources for its entire German portfolio and the majority of its international portfolio. In addition, CA Immo has decided to conclude only so-called "green" leases in future and to adapt existing leases accordingly as far as possible. In the "green" leases, both contracting parties agree on extensive measures to ensure the sustainable operation of the rental spaces and the protection of the environment. The measures range from agreements on transparency regarding energy consumption and the purchase of regeneratively produced energy, to incentives for employees to use public transport, or even the use of environmentally friendly cleaning agents.

Norbert Stangelmayer, Head of CA Immo Munich: "We are of course always delighted when a tenant not only extends their lease but also expands their rental space. In the case of the lease concluded with Nutrion, however, we were particularly impressed by how self-evident it was for the company to endorse the agreements for the most sustainable operation of the rental space possible. We see this as confirmation that, together with our tenants, we can make an important contribution to achieving climate goals."

Thomas Jäger, Managing Director of Nutrion GmbH, adds: "The 'green' lease also fits with our entrepreneurial activity, which is geared towards sustainability, as well as with our customers and their expectations. Even though we are meanwhile one of the biggest providers of co-working space in Munich, our origins lie in the local start-up scene: a young generation of entrepreneurs who are committed to acting in an ecological and resource-saving manner."

Centrally and conveniently located in Munich's Nymphenburg district, the mixed-use Ambigon building was completed by CA Immo in 2011 and has a total of around 15,400 m² of lettable space. In addition to offices, the building houses a medical centre with numerous practices, as well as two supermarkets, a drugstore and a pharmacy. The building therefore also serves as a convenient shopping centre for the Schlossviertel Nymphenburg district developed by CA Immo. The Ambigon building is located directly on the S-Bahn main line, which is so important for Munich, and offers direct access to the "Laim" S-Bahn station.
