CBRE IM has acquired a portfolio of logistics in Poland from European Logistics Investment

CBRE Investment Management, acting on behalf of its client, purchased the Nexus portfolio from European Logistics Investment - a platform jointly managed by Griffin Real Estate, Redefine and Madison International Realty. The portfolio includes logistics facilities located in Poland with a total area of ​​211 803 sqm. It is one of the largest transactions in terms of volume and value carried out on the Polish warehouse market in 2021.

The portfolio includes eight buildings operating as part of six A-class warehouse complexes: Panattoni Park Warsaw Airport I, Panattoni Park Sosnowiec II, Panattoni Park Bydgoszcz II, Łódź Business Center II, Panattoni Park Poznań V and Panattoni Park Kraków II. All of them were built in 2015-2017 by Panattoni in a joint venture with Och-Ziff. The portfolio is 94% leased and has a well-balanced selection of tenants.

The portfolio includes facilities in a prime location and has a good rental history, all supported by a strong rental dynamics in Poland. The local markets, where the facilities are located, also have a strong position - all six assets are strategically located in recognized and growing logistics centers in the country," said Harald Flöer, Managing Director of CBRE Investment Management.

The Polish logistics market turned out to be extremely stable during the pandemic. The buyer was advised by Linklaters, CBRE, Deloitte, Arcadis and Riskonet. The seller was advised by Rymarz Zdort (legal advice), Cushman & Wakefield and JLL (commercial advice) and MDDP (tax advice).
