Ceetrus and Apsys partner to develop Wilanów Park in Warsaw

Ceetrus and Apsys have announced a joint venture aimed at transforming the commercial real estate landscape in Poland. The partnership will focus on developing sustainable, community-driven projects, with the first initiative being Wilanów Park, a new retail and lifestyle destination in Warsaw’s Wilanów district. This project is designed to integrate commerce, leisure, and green spaces, making it a landmark for sustainable urban development in Poland.

The collaboration between Ceetrus, Apsys, and Nhood reflects a shared vision for modern, mixed-use projects that serve local communities. Nhood, which specializes in asset management and revitalization, will oversee the development and operational aspects of Wilanów Park. Apsys, with nearly 30 years of experience in retail development in Poland and France, will contribute its expertise in creating innovative urban spaces. The combined strengths of these companies are expected to make Wilanów Park a model for future developments in Warsaw.

Wilanów Park will be situated on a 7-hectare site in Miasteczko Wilanów, one of the city’s most modern residential areas. The project will feature a 51,000 square meter retail center, housing 166 retail outlets, including shops, restaurants, and entertainment venues. A key element of the development will be a 2.2-hectare public park, designed to serve as a green hub for the district. This park will offer recreational areas, playgrounds, walking paths, and open-air event spaces, contributing to the well-being of residents and visitors. The shopping center will also include a cinema and a wide variety of dining options, ensuring a comprehensive lifestyle experience.

Accessibility has been a major consideration in the planning of Wilanów Park. Located near Warsaw’s southern ring road, the development will be well-connected through tram, bus, and cycling routes. Its proximity to Warsaw Chopin Airport and key city areas ensures convenient access for both residents and visitors. The project is expected to serve a catchment area of 2.8 million people, with an estimated annual footfall of over 10 million visitors.

Sustainability is a core focus of the project, with multiple initiatives aimed at reducing its environmental impact. Wilanów Park will feature a 14,000 square meter green roof, designed to collect rainwater and support local biodiversity. It is expected that 20-25% of rainwater will be reused for maintaining green spaces. The project will incorporate low-carbon construction materials, energy-efficient LED lighting, and photovoltaic panels to generate renewable energy. A real-time monitoring system for water and energy consumption will also be implemented to optimize resource use.

The development promotes sustainable mobility, aligning with Warsaw’s broader urban planning goals. Bicycle racks, electric vehicle charging stations, and bike rental stations will be available, making it easier for visitors to use eco-friendly transportation options. The project has already been awarded the BREEAM Communities Interim certificate for its sustainability efforts and will seek further certifications before and after construction.

The retail space at Wilanów Park is being designed with community needs in mind, incorporating insights from public consultations. The shopping center will feature leading international and domestic brands, with Auchan and Decathlon as two of the main anchor tenants. The retail offering will cover multiple categories, including fashion, home furnishings, food, health, and cultural services. The mix of retail and lifestyle spaces is expected to create a vibrant destination that caters to a wide range of consumer preferences.

The total investment in Wilanów Park is valued at over €200 million, with significant economic benefits expected for the region. The development is projected to create more than 760 jobs, boosting employment in both retail and service sectors. The project’s emphasis on urban regeneration aligns with the long-term vision of Warsaw’s authorities to create more sustainable, community-oriented commercial spaces.

Ceetrus and Apsys see Wilanów Park as a model for responsible investment in commercial real estate. According to Raluca Crisan, Ceetrus’ asset director for Poland, the project represents a commitment to sustainable urban renewal and reflects the trust placed in the company by local residents and authorities. Ada Walentek, Head of Market, Property & Asset Services at Nhood Poland, highlighted the project’s role in strengthening community ties by providing diverse retail, leisure, and cultural experiences in one location.

As Warsaw continues to evolve, Wilanów Park stands out as an example of how retail-driven developments can integrate seamlessly with urban living. By focusing on sustainability, accessibility, and community engagement, the project aims to set new standards for commercial real estate in Poland. The opening of Wilanów Park is scheduled for 2028, marking a significant step toward a more inclusive and environmentally conscious approach to urban development.
