Chinese investor Tuopu chooses 7R and opens e-car components factory in Poznań

The 7R City Park Poznań complex will house the first European plant of the Ningbo Tuopu Group, a Chinese automotive company. Tuopu cooperates with global brands from the automotive sector, such as BMW, Mercedes-Benz, Audi, Porsche, Volkswagen, Chrysler, Ford, Geely and General Motors. The Poznań factory, with an area of over 30 000 sqm, will produce components for electric cars. It will employ 450 people.

Tuopu, based in Ningbo, China, was founded in 1983 and has been focused on the automotive industry for the past 30 years. Its operations include research, development, and the production of such solutions as anti-vibration systems, automated driving systems and thermal management systems. Tuopu will open a modern factory in Franowo, Poznań, which will guarantee rapid and smooth deliveries of components to its European partners. The development project of the facility is being prepared and led by 7R.

At the beginning of the pandemic, the call from industry to optimize component supply chains from the Far East and secure the continuity of production processes in Europe, is now becoming a reality. Ningbo Tuopu Group, a proven supplier to the world's leading automotive corporations, will open its first European factory in Poland. This is an excellent example of nearshoring, which creates a secure base for increasing stock levels of components for car manufacturers on our continent. We are pleased, that as a developer, we have the opportunity to provide Tuopu with specialized space, which is adapted to the requirements of the automotive industry. Poznań is an excellent choice due to the city having a pool of highly qualified engineering staff as well as companies from the sector, such as Volkswagen and Solaris, comments Bartłomiej Krawiecki, Member of the Board, Head of Development at 7R.

The developer is preparing the facility in close collaboration with Tuopu so that the space can handle the complexity of the manufacturing processes with the building structure meticulously prepared for the tenant’s installations. The building will be adapted for permanent workplaces, increasing daylighting parameters by 12.5% and thickening wall and roof insulation. It will be equipped with technological ducts sunk into the floor, and the substation will give the possibility of having power consumption of up to 3 600 kVA. As part of the investment, the developer will build a new road for logistic services from the complex. 7R City Park Poznań will have pro-ecological solutions, which will be confirmed with a BREEAM ‘Very Good’ certificate.

Due to the complex nature of the processes planned at 7R City Park Poznań, the project preparation required a bespoke approach to the investment. On the lease area of 30,000 sqm. we will apply a number of technical adjustments which will ensure the optimization of processes, as well as the possibility of installing a modern technological park. The choice of 7R as the supplier of such a technologically advanced building proves once again that an individual approach and flexibility in choosing solutions is the key to success. 7R’s adoption of this philosophy has helped the company to rapidly grow over recent years, adds Maciej Krawiecki, Head of Leasing at 7R.

Preparatory works at the investment site started at the end of February this year. The building for Tuopu will be commissioned in Q1 2022. The general contractor for the construction works is GW Goldbeck. Kwadrat studio is responsible for the architectural design of 7R City Park Poznań.

7R City Park Poznań is a modern warehouse park, located within the administrative borders of Poznań – just 5 km from the city center and 4 km from the Krzesiny freeway junction (A2/S11). The complex's location, in the immediate vicinity of a shopping center is well-served by the city’s public transport network. An additional advantage of the 7R City Park Poznań is its proximity to the Poznań-Franowo modern intermodal railroad terminal.
