Construction of Hillwood & LCube Wrocław East completed

The construction of Hillwood & LCube Wrocław East, a warehouse centre located directly on the Eastern bypass of Wrocław in Dobrzykowice, just 15 km from the city centre, has come to an end. The project comprises almost 60,000 sqm of modern A-class warehouse space, of which approximately 53 per cent has already been commercialised.

The investment was carried out by Hillwood Poland and LCube, which last year signed an agreement to cooperate on this logistics project. The Hillwood & LCube Wrocław East Logistics Park is well connected to the local and national road network. Its proximity to the Wrocław Eastern Ring Road provides access to the S8 expressway leading to Warsaw and the A8 motorway. The park's advantages are confirmed by tenants who have already moved into the park in Dobrzykowice. One of the tenants is Nunner Logistics. The other, meanwhile, is linked to the defence industry.

With this project, it is also worth highlighting the very good cooperation with the local authorities, which positively influenced the investment process, ‘ says Hubert Michalak, CEO of Hillwood Polska.

Hillwood and LCube consistently apply a variety of sustainable solutions to their projects. The same is true of Hillwood & LCube Wrocław East, which has been awarded a BREEAM certificate at the Excellent level. It is worth mentioning that during the construction process, up to 95% of construction waste was prepared for recycling and reuse.

‘Environmental and corporate social responsibility issues, are very important to us and as an organisation we have recently taken numerous steps in this direction. This approach can also be seen with the Hillwood & LCube Wrocław Eastproject , where solutions have been designed to facilitate the calculation of the carbon footprint and reduce its generation,’ emphasises Dominik Łoś Head of Leasing at LCube.

During construction, more than 10 products were used that were EPD (Environmental Product Declaration) certified, which made it easier and more accurate to calculate the carbon footprint of the building, and the annual demand for non-renewable primary energy will be significantly lower for this building than the requirements for a new building according to technical and construction regulations. The positive difference in this case is expected to be well over 10 per cent.

Hillwood Polska also announced in April that it had signed a loan agreement with mBank S.A. to finance the construction in Dobrzykowice.

‘The very good parameters of the project and the prospects of the market allowed us to obtain favourable financing and to quickly proceed with the loan agreement, which also had a positive impact on the time allocated for the preparation and implementation of the investment,’ - Damian Słaby, member of the Management Board of Hillwood Polska, concludes .
