Cornerstone laid for City Point Targówek

Peakside Capital Advisors has started construction of the largest logistics park in Warsaw. It will provide 100,000 sqm of modern and sustainable warehouse space in a prime location near the city centre. The warehouse park will seek top LEED and BREEM certification ratings, and it will also pursue WELL certification.

An official ceremony was held to sign the foundation act and lay the cornerstone for the first warehouse building. Among the signatories were Wojciech Pietrzak, Head of the Department of Architecture and Construction for the Targówek District of the Office of the Capital City of Warsaw, Maciej Runkiewicz, CEO of Kajima Poland, Maksymilian Pawłowski, Head of Corporate Communications of DPD Poland, and Roman Skowroński, Managing Director of Peakside Capital Advisors in Poland.

City Point Targówek is located in Targówek Fabryczny, one of the best-connected districts of Warsaw. Its central location will provide tenants with unparalleled accessibility and will help improve their operational efficiency. The park is only a 15-minute drive to the Palace of Culture and Science in Warsaw and a 15-minute ride by public transport to an underground station. Its proximity to the S8 expressway and the S2 motorway will offer excellent transport links to other parts of Poland.

The logistics centre is undergoing a comprehensive redevelopment, which will deliver six modern buildings offering space perfectly suited to serve the needs of logistics companies, e-commerce companies and tenants seeking city logistics or manufacturing and warehouse space. Developed on a BTS basis, the first building is to be fully leased to DPD Poland, with 7,000 sqm of space tailored to the needs of the world’s leading courier company.

A rooftop solar PV system will be installed on the premises to provide at least 25% of the energy consumed on site. A state-of-the-art building management system (BMS) will also be deployed. The building dedicated to DPD Poland alone will be provided with twenty parking spaces with EV chargers, and bicycle shelters.

Our priority is to make sure the infrastructure supporting our processes represents an environmentally-friendly approach and prioritises occupant comfort – and this is true of City Point Targówek. It is equally important to us to bring our urban operations and other locations closer to customers with the aim of optimising our supply chain, improving flexibility, and reducing carbon footprint," noted Maksymilian Pawłowski, Corporate Communications Manager at DPD Poland.

With the comfort of work and health of employees in mind, the design features green areas and a recreation area with site amenities for outdoor relaxation. As ESG lies at the heart of the investors’ business strategy, the warehouse park will aim for top green building certification ratings: BREEAM at the ‘Outstanding’ level, LEED at the ‘Platinum’ level and WELL certification.

"The entire park is an example of a brownfield project developed on a post-industrial site. The existing base of some 56 tenants will gain an opportunity to upgrade and move their operations from obsolete space into modern buildings in the same location. This will entail a challenging logistic operation involving a temporary relocation of tenants. City Point Targówek is one of three logistics facilities in the portfolio owned by a joint venture formed between Peakside Capital Advisors and Partners Group, a leading global private markets firm investing on behalf of its clients. In addition to the city warehouse park in Targówek, the portfolio includes two other facilities on Warsaw’s outskirts: Logistics Point Raszyn and Logistics Point Piaseczno.
