A&A Holding has announce a new mixed-use investment in Łódź - Cotton Warehouse in the well-known Manufaktura complex. The goal of A&A Holding, the investor from Łódź, is to create the best office and retail product in Poland, which will combine the factory heritage of Łódź, ESG assumptions and an unrivaled package of location advantages. The "i" will be dotted with the BREEAM certificate with the assumed Outstanding level.
Cotton warehouse with A + class office space of 8,500 sqm, combined with a selected service offer on an area of 3,500 sqm, will strengthen Manufaktura's position as one of the largest and most attractive mixed-use complexes.

The investor, A&A Holding from Łódź, is also the owner of the building. The planned start of work at the Cotton Warehouse is 2023, design works are currently underway. Apsys Polska, the manager of Manufaktura, will be responsible for the commercialization of the service parts, which will also manage the facility after its commissioning. The architectural design of the investment is the responsibility of the renowned Grupa5 Architekci studio.

The Cotton Warehouse is located in the very heart of the city - in the Manufaktura complex, which for many years has served as the city market, a place for meetings, shopping and entertainment. The excellent location of the new investment also provides access to 3,500 parking spaces, the immediate vicinity of the Łódź Polesie underground railway station under construction, a multitude of bus and tram lines in the area, as well as a well-developed bicycle and road infrastructure. In the close vicinity, there are also high-class hotels, museums and parks.

Adrian Majsterek, Investor, A&A Holding: We are proud and happy to announce a new investment in the real estate portfolio of A&A. Our 32 years of experience in the real estate market, solid family values and high competences of the teams cooperating with us translate into a deep understanding of the market needs, thanks to which the Cotton Magazine project implemented by us will lead in the ESG, mixed-use and revitalization categories. We understand the changing world and the need to use sustainable development, but we do not forget about the history and our heritage in Łódź, which is why it is an honor for our family company A&A to be given new functions to the historical building of the Łódź factory, which is the Cotton Warehouse.

Hanna Zdanowska, Mayor of the City of Łódź: Łódź is a unique city in terms of revitalization needs. Revitalization is a huge investment challenge for Łódź. The city undertook this action in a comprehensive manner, however, in order to achieve the planned effect, it is necessary to involve private investors in this process. I am very glad that the investor from Lodz, A&A, has taken the trouble to restore the building of the former Cotton Warehouse, changing its function, which will complement the multi-functionality of the entire Manufaktura complex. For me, it is extremely important that the investor respects the rules and standards of sustainable and ecological construction. Ecology is one of the priorities of revitalization. Changing the urban tissue is inextricably linked with introducing greenery and implementing solutions limiting greenhouse gas emissions. Certification of the building at the BREEAM Outstanding level, i.e. the highest possible level, proves that the first building in Łódź will be built with undoubtedly the highest quality of workmanship, environmentally friendly and providing comfort for people staying in it.

Magdalena Bugek, Office Management Department Director, Apsys Polska says: "Manufaktura is the beating heart of Łódź. The complex is an immanent part of the city's fabric and an excellent example of a mixed-use solution. This is one of the best revitalization of this type in the world and we, as its creator, are very proud of. Cotton Warehouse will be a perfect complement and added value for this place. We are glad that we will be able to support A&A Holding with our experience and knowledge in the activities carried out, the more so because our goals are the same as possible. The management strategy for the Cotton Warehouse will certainly take into account all of the 3 areas that we have in our management DNA: focusing on people and their well-being, caring for the local community and involving it in co-creating a place, a comfortable workplace, offering additional services. We are convinced that the residents of Łódź will soon receive an interesting office and service complex that they can be proud of."

Elżbieta Rek, Portfolio Leasing Director, Apsys Polska says: "We appreciate that the Investor of the Cotton Warehouse takes into account the success of Manufaktura developed by Apsys on every level, especially in the field of management and commercialization. As responsible for the rental of the part of the building intended for commercial and service purposes, we are at the stage of specifying the offer for the target customer, which will be complementary to the offer of Manufaktura."
