Garbe Industrial Real Estate achieves full rental in Werne

Four months before the planned completion of the second logistics centre in Werne (Unna district, Germany), Garbe Industrial Real Estate GmbH can report another rental success. The global e-commerce company Berlin Brands Group (BBG) will occupy around 40,400 square metres of hall space in the multi-user property in the first quarter of 2022. "This means that we have achieved full occupancy for both new buildings that we are developing on the former Ikea logistics site," says Jan Dietrich Hempel, managing director of Garbe Industrial Real Estate.

In total, two logistics properties will be built on the 295,000 square metre site in Werne, which will be located parallel to each other. The larger of the two is planned with a hall area of almost 61,000 square metres. In addition, there are about 2,400 square metres of mezzanine space and about 1,150 square metres for office and social areas. Two thirds of this property will be used by BBG for warehouse logistics services. The online retailer is one of the top-selling digital companies in Germany and specialises in the production and marketing of products from the home & living, consumer electronics, sound & light and sports sectors. The consulting firm Realogis Immobilien Düsseldorf acted as intermediary for the lease to BBG.

The second tenant has been established for some time: It is the global full-service provider Hellmann Worldwide Logistics. It will operate a central warehouse in Werne on around 20,200 square metres of hall space for Wilo, one of the world's leading manufacturers of pumps and pump systems for building services, water management and industry.

The somewhat smaller property with around 59,000 square metres is completely leased to the online retailer Euziel International. They will store office furniture, sporting goods, pet accessories and accessories for living and garden in Werne, pick them and ship them from there to end customers throughout Europe. The smaller hall is due to be completed by the end of the year. Bremer AG is the general contractor responsible for the construction of both properties.

"The fact that we were able to completely rent out both logistics properties and sign long-term leases with all three companies before completion speaks for the attractiveness of the location on the one hand and for the quality of the new buildings on the other," emphasises Jan Dietrich Hempel. Werne belongs to the Rhine-Ruhr metropolitan region. The A1 motorway, connecting the Dortmund area in a southerly direction with Cologne and in a northerly direction with Bremen, is seven kilometres away and can be reached within twelve minutes via B54 federal highway.

At the end of 2018, Garbe Industrial Real Estate acquired the former Ikea logistics site and subsequently revitalised it extensively. The two new buildings are to be certified according to the Gold Standard of the German Sustainable Building Council. To generate renewable energy, both roofs will receive a photovoltaic system. The total investment volume amounts to 105 million euros.
