Generation Park Z, an office building in central Warsaw, has received the SmartScore Platinum certification, the highest level available. This certification confirms that the building meets global standards for intelligent technologies, focusing on user comfort, efficiency, and sustainable management. Colliers supported the building owner throughout the certification process.

Completed in 2021, Generation Park Z is part of the broader Generation Park office complex. The 18,000-square-meter building is located in Warsaw’s business district near Rondo Daszyńskiego and was designed with a focus on technology and efficiency. It houses international companies from the financial, technology, and consulting sectors.

Since opening, the building has integrated smart property management practices. It was delivered with an operational BIM model, allowing for facility management through the Dalux platform. A tenant platform provides mobile access via an application developed by Sharry, offering tools for office space management.

Over the past year, the building has introduced additional technology upgrades. The tenant application now includes an option to reserve parking spaces. The MeteoViva weather forecasting system has been implemented, integrating with the building management system to optimize HVAC operations, improve energy efficiency, and reduce carbon emissions. The WasteTracker tool has also been adopted, enabling precise measurement and reporting of waste to support sustainability goals. Cybersecurity measures have been reinforced with a comprehensive IT security policy and tenant system integration standards.

Patryk Stempniak, a smart building consultant at Colliers, noted that Generation Park Z demonstrates best practices in smart technology integration. The certification process was led by Colliers’ Technology Solutions team, which supported the implementation of digital solutions. Ewa Czuba, Property Manager at Cushman & Wakefield, emphasized that investments in digital infrastructure and sustainable technologies contribute to both user experience and operational efficiency, positioning the building competitively in Warsaw’s office market.

Generation Park Z continues to advance in digitalization and sustainability, reinforcing its role as a modern office space designed for evolving workplace needs. The SmartScore Platinum certification highlights its commitment to intelligent property management and long-term environmental responsibility.
