Gotthard Yard to be reconstruction in the heart of Prague's Bubeneč

In the heart of the Prague 6 - Bubeneč district, development project called Gotthard Yard, is underway. It will offer luxury living in 25 carefully renovated apartments. The intention of the developer from the group SFG holding was sensitively and with the consecration of the Memorial Institute of the capital. m. Prague to restore the historical, late Art Nouveau elements of the building and connect them with modern, comfortable living, which at the same time looks timeless and traditional. The P6PA + Architects studio is behind the complete form of rehabilitation of the apartment building, and the investor is the development division of SFG Holding. The value of the project after completion is estimated at about CZK 250 million. The first owners can look forward to their new apartments in the first half of this year.

"A unique element of the project is the newly built 'townhouses', which are fully intertwined with the ubiquitous greenery. It is also significantly inscribed in the outdoor part, which consists of a large community garden with medium and tall greenery. Here, a relaxation area with a relaxation corner and a wellness area with a sauna and a hot tub is created for new users. And thanks to the combination of exterior moments with the traditional typology of living in combination with period materials, this project is completely unique, "says Martin Klejna from the P6PA + Architects studio.

The design team paid close attention to detail during the design: it gently restored the original elements of interwar decorativism, which date back to the 1930s, and culminated the late Art Nouveau with current technologies and possibilities. He had to use period materials for the reconstruction, because the house has added inappropriate secondary interventions in recent years, which must be removed. The plasticity of the facade will be newly highlighted by sensitive backlighting, rain gutters will be completely made of copper.

"Restoring a cultural immovable monument is a real nut, historical elements must be preserved on the building - including windows, doors, fittings, terrazzo, which is strictly supervised by the Department of Monument Care. At the same time, the flats must comply with the current requirements of modern living, which are approved by the other bodies concerned, so we install the flats with underfloor heating, a security system and smoke sensors. It is, of course, very difficult to secure suppliers of construction work, special restoration work or even specific historical elements, because many lack experience with the implementation of similar constructions, and the financial complexity of such a project is based on this. In the final, countless such beautiful buildings fall into disrepair, ”says Michal Dědek, CEO of SFG Holding.

The architects then placed special emphasis on the interior home space, where the design shows a strong connection with historical craftsmanship and architectural detail. "This significantly shapes the very comfort of living, where it refreshes timeless materials such as brass, bleached oak or terrazzo, for example," says Klejna.

The name of the project refers to the nearby Baroque church of St. Gothard, whose history dates back to the 12th century and forms an integral part of the history of the city district. The house stands between two metro stations and with close access to large areas of greenery of the parks Královské obory, today called Stromovka, and Mariánské hradeb. Both are used for recreational, sports and cultural educational purposes. These parks are followed by the intention of landscaping the courtyard of the house.
