Greenbox Darlington delivers over 400,000 sq.ft. of logistics and industrial space
Construction of Greenbox Darlington has officially concluded, delivering over 400,000 sq. ft. of sustainable Grade A logistics and industrial space in the North East of England. The development consists of three industrial units ranging from 84,950 sq. ft. to 215,360 sq. ft., designed to meet Net Zero Carbon standards in both construction and operation. The site also meets EPC ‘A’ and BREEAM ‘Excellent’ ratings, aligning with broader industry efforts to enhance environmental performance in commercial real estate.
The project is a joint venture between Partners Group, a global private markets firm acting on behalf of its clients, and Citivale, a logistics developer and asset manager. Winvic Construction was responsible for the project’s delivery.
Greenbox Darlington was developed with a focus on energy efficiency and carbon reduction. The project utilized Liquid Petroleum Gas (LPG) during construction, reducing carbon emissions by 44 tCO2e over 22 weeks. The site also incorporated sustainable construction practices and materials, aimed at lowering the project’s overall environmental impact.
Strategically located near the A66 and A1(M), Greenbox Darlington offers access to key regional and national transport networks. The development is within a 30-minute drive of Stockton-On-Tees, Middlesbrough, and Durham and has proximity to Teesside International Airport and major ports, facilitating logistics operations.
A completion ceremony was held on March 5, attended by representatives from Partners Group, Citivale, and Winvic Construction, along with local government officials. Councillor Stephen Harker, Leader of Darlington Borough Council, and Councillor Chris McEwan, Deputy Leader and Economy Portfolio Holder, were also present.
James Appleton-Metcalfe, CEO of Citivale, noted that the completion of Greenbox Darlington aligns with the company’s objective to provide sustainable logistics spaces. He highlighted that targeting Net Zero Carbon in construction and operation has reduced emissions and supports future tenants in operating sustainably from the outset.
Councillor Stephen Harker emphasized that the development enhances Darlington’s attractiveness for business investment, providing modern industrial facilities while supporting the town’s goal to become carbon neutral by 2040.
Danny Nelson, Managing Director of Industrial, Distribution & Logistics at Winvic, described the project as an opportunity to advance sustainability in industrial development, noting that sustainability considerations were integrated at all stages of construction.
Greenbox Darlington is being marketed by Savills and HTA Real Estate. The units offer 50m yard depths and 50Kn per m² floor loading, with specifications tailored to meet occupier requirements. The development is positioned to accommodate businesses seeking modern, energy-efficient logistics and industrial space.
