Group 7R has obtained a building permit for the first warehouse in the Czech Republic, and the value of the investment is over EUR 30 million, the company said. 7R Park Lavičky D1 Highway is located on the motorway connecting Brno and Prague. The planned date of completion of the project is the third quarter of 2025.

“Our inaugural project in the Czech Republic is a significant milestone after years of dynamic growth in Poland. We just got permission to build this park. In Poland, we have put into use over 100 facilities with a total area of 1.8 million m2. We have developed a product, we have gained a lot of experience at each stage of the development process and today we are ready to enter the new market," said the president and founder of the 7R Group Tomasz Lubowiecki.

“The Czech market has attracted us with its potential, which offers new growth opportunities for 7R. It is characterized by limited supply and high demand from investors and tenants. A very big advantage of this project is its excellent location, just off the A4 motorway at 50m from Brno and 135 km from Prague. Combined with attractive design and pro-ecological solutions, it represents everything that proves the high quality of 7R products. I am convinced that he will be met with the interest of tenants on the Czech market. At the same time, we are looking for more attractive land and expanding our activities,” added CIO 7R, responsible for the Group’s development in the Czech Republic, Chris Zeuner.

7R Park Lavičky D1 Highway is a building of 26,000 m2. In accordance with the developer’s decarbonization strategy, it will be equipped with numerous green solutions aimed at reducing CO2 emissions and operating costs, such as: LED lighting with intelligent control system, photovoltaic installation, public charging stations for electric vehicles, as well as the use of grey water in flush systems. 7R will also take care of the biodiversity of green areas, planting flower meadows at the park and trees and shrubs. Rain water will be used to maintain green areas. The designed solutions will allow you to apply for a BREEAM certificate at a high level Excellent, indicated in the material.

7R is a developer based in Poland, operating on the commercial real estate market, offering class A warehouses under lease. Its portfolio includes large-scale logistics parks, as well as small business units (SBUs) and urban warehouses known as 7R City Flex. So far, the company has completed projects with a total area of over 1.8 million m2, and the preparation includes about 2.3 million GLA in Poland and the Czech Republic.
