HelloParks delivers 170,000+ sqm industrial development in 2023
Despite the construction sector’s general downturn, industrial property developer HelloParks has had its best year ever in 2023, leasing more than 150,000 sqm of warehouse space in its halls. The company, which was founded just three years ago and has signed long-term partnerships with 13 companies this year, including some market leading players in their respective sectors. The company showcases its confidence in flexibility and customer focus by successfully finalising pre-lease agreements for buildings in both early and advanced stages of construction.
In 2023, the company handed over four new buildings totalling 174,000 sqm, of which MG3 is located in Maglód, FT6 and FT2 in Fót and PT1 in Páty. Marking another success this year, MG3 has received the highest sustainability rating available today, Outstanding, in the BREEAM New Construction category, making HelloParks’ warehouse the first in Hungary to achieve this level in the industrial real estate sector.
Among the partners signed this year several are global giants in their respective sectors. The German chain dm took over its 18,000 sqm warehouse in HelloParks Páty PT1 in November this year. DHL Supply Chain, part of the DHL Group, will also move into PT1, starting operations on a 20,000 sqm site from January 2024. And Aeroplex Central Europe Ltd. will lease nearly 8,000 sqm of warehouse and office space in HelloParks Maglód, Hall MG3 from spring 2024.
HelloParks, that delivered 267,000 sqm of industrial development over two years, has a business model driven by a modern, sustainable and customer-centric mindset. Thanks to this, the company has also gained the trust of businesses whose leases are currently still in the construction phase: Gebrüder Weiss will take over 22,000 sqm of space in HelloParks Páty PT2 in the summer of 2024, while the investor’s largest customer at present, TRANSDANUBIA, will take a total of 24,000 sqm of warehouse and office space in PT3 building from the fourth quarter of next year.
The industrial property developer, which is member of the Futureal Group, started construction this year on a 14-hectare site in Alsónémedi, close to the junction of the M0 and M5 motorways and the BILK container terminal, where it is building a 60,000 sqm warehouse. The big box building is expected to be completed in Q4 2024. The investment started on the new site, together with the development of the PT2 and PT3 halls in Páty, is expected to result in the delivery of 144,000 sqm of new industrial space by HelloParks next year.
“We started three years ago, handed over our first building two years ago, by today we have successfully leased 250,000 sqm of warehouse space, and we can reach half a million sqm of completed building in a year and a half,” said István Pozderka, Business Development Director and co-founding partner of HelloParks. “An important factor in our growth, in addition to the increase in complex manufacturing and assembly activities, has been the growing demand for sustainable buildings that enable efficient operations. A key factor in our success is also our dynamic team of experts who know no bounds when it comes to realising our ambitious plans,” he added.
From the very beginning, the developer has set forward-looking goals for environmentally friendly and sustainable warehouse developments. HelloParks aims to motivate the whole sector with its green investments, and its buildings, which were delivered this year and are currently under development, are all aiming for the highest Outstanding certificate and are built align with the EU Taxonomy requirements.
HelloParks pays special attention to energy efficient operation. This is supported, among other things, by the company’s own mobile app, which provides tenants with useful information linked to the intelligent building automation and monitoring system of the halls. The app provides remote access to technical data on the rented space, monitoring utility consumption and adjusting heating, ventilation and lighting settings.
The offices in the buildings can be operated with zero primary energy consumption thanks to solar panels to be installed on the roof. Even rainwater falling on the top of the buildings will be used to irrigate the green areas around them. Common areas are lit by smart ready lights and electric car chargers are available in the warehouse car parks.
