HelloParks megapark in Páty to host new drogerie markt (dm) regional central warehouse
Another major international company has chosen Futureal Group for its industrial property development. In November, German retail chain drogerie markt (dm) will take over the 18,000 sqm warehouse space in the first, award-winning industrial building in the HelloParks megapark in Páty.
HelloParks Páty’s first 58,000 sqm PT1 hall, the largest single modern industrial building around Budapest, will provide the retail chain with the opportunity for further expansion under the long-term agreement signed by the parties. The 18,000 sqm site is in a prime regional location for drogerie markt and will serve as a central distribution warehouse for private label products in Eastern Europe. This is the first centrally-leased storage unit the company has secured in its history in Hungary. This new facility will complement the activities of two existing company-owned locations, contributing to developing the company’s supply chain. The transaction was facilitated with the expert consultancy of Triarco.
“After considering several locations to relocate our international private label warehouse, we decided on the HelloParks site in Páty. It was essential for us to have a flexible rental arrangement for the new warehouse that supports our cross-country logistics strategy and can keep up with the intensive development dynamics of dm countries in the sales of our private-label brands. When making our decision, we took into account several important factors, including the support and expertise of the developer, the location of the property with regards to retaining our current workforce, and ensuring the sustainable operation of the building,” said András Görgey, Managing Director of dm Kft.
HelloParks' recently completed and currently under-construction warehouses are all designed to meet the most stringent criteria of the BREEAM sustainability standard in the New Construction category, achieving the Outstanding certification and to be aligned with the requirements of the EU Taxonomy. The construction of PT1 also followed these guidelines. Moreover, the Big Box-type warehouse in the Páty megapark received the prestigious Five Star accolade at this year’s European Property Awards.
“During the past 6 months of negotiations, we made every effort to align the requirements with the possibilities of our speculative development. Throughout the consultation process, we successfully outlined solutions that harmonised commercial and technical aspects based on organically-evolving ideas. This led to a successful conclusion,” said András Bodahelyi, Senior Business Development Manager at HelloParks.
The industrial property, which was granted its occupancy licence this summer, has already found tenants for 32,500 sqm, including the agreement with dm, which represents 55 percent of the total building area. In the meantime, work has also started on the PT2 building next to the first hall, where the Austrian-based freight forwarding and logistics company Gebrüder Weiss has already signed a 22 000 sqm deal. This progress means that more than half of the development’s second phase is already occupied as well.

Energy-efficient operations are essential in the industrial real estate sector, and HelloParks places special emphasis on this aspect. The company’s proprietary mobile application supports this endeavour by providing valuable information to tenants, connecting to the intelligent building automation and monitoring systems in the warehouses. Through the application, technical data of the leased areas can be accessed remotely, utility consumption can be monitored, and heating, ventilation, and lighting settings can be adjusted. Additionally, the offices within the building can operate with zero primary energy consumption, thanks to the solar panels to be installed on the roof. Even rainwater falling on the hall’s roof will be used to irrigate the green area around the building. Common areas will be lit by smart-ready lights, and electric car chargers will be available in the warehouse car park.
