Improved traffic flow in Warsaw’s Służewiec district following intersection upgrade

Traffic congestion in Warsaw’s Służewiec Przemysłowy office district has eased following the reconstruction of the intersection at Postępu and Marynarska streets. The project, initiated through cooperation between office building owners and the activist association ‘Lepszy Służewiec,’ aimed to improve traffic flow in a previously problematic area.

The intersection had long been a bottleneck, with rush-hour traffic slowed by the need to cross tram tracks. To address this, the owners of nearby office buildings—Adgar Poland (Adgar Plaza), AFI Europe (T-Mobile Office Park), and IAD Investments (D48)—funded and implemented the reconstruction. The project was coordinated by ‘Lepszy Służewiec,’ an organisation established in 2016 to support the transformation of the district into a more balanced office and residential area.

The reconstruction, carried out in late December, was planned in consultation with the Traffic Management Office and urban traffic experts. Key modifications included adjustments to traffic light sequences, the placement of barriers in the diverging lane along Marynarska Street, and the optimisation of sensors detecting tram movement. A significant change for drivers was the introduction of a standard green light for turns at the intersection, replacing the previous conditional green arrow system. This adjustment has increased traffic capacity and reduced congestion.

The project was fully financed by the involved office building owners. According to Jakub Gładysz from ‘Lepszy Służewiec,’ analysis conducted in January by Consultants United indicated a 43% increase in the intersection’s traffic capacity.

Michael Mevorach, Country Manager at Adgar Poland, highlighted the broader impact of the investment, emphasizing the importance of private sector involvement in urban development. He noted that improving traffic conditions benefits both office tenants and local residents by making commuting more efficient. Grzegorz Jamroziak, Head of Commercial Asset Management at AFI Europe Poland, pointed out that Służewiec has evolved beyond its former identity as an office-dominated district, and improved infrastructure supports this transition. Jakub Dybalski of the Capital City Roads Authority acknowledged the growing trend of investors contributing to local infrastructure, reducing the city’s financial burden while enhancing urban spaces.

This intersection upgrade is one of several recent infrastructure improvements in the area. In December, a newly opened section of Suwak Street—also funded by local developers, including Adgar Poland and AFI Europe—helped alleviate traffic on Postępu, Marynarska, Domaniewska, and Konstruktorska streets. These initiatives reflect a broader effort to improve connectivity and accessibility in Służewiec Przemysłowy, contributing to its ongoing transformation.
