INDUSTRIA expands Its portfolio with acquisition of two major asset management mandates
INDUSTRIA, a residential real estate and asset management firm based in Frankfurt and a member of the Becken Group, has significantly expanded its operations by acquiring two substantial asset management mandates, valued at over EUR 350 million. This move marks a notable increase in INDUSTRIA’s assets under management, which now total approximately EUR 5.1 billion.
The mandates, which originate from the insolvent d.i.i. Group, encompass a combined total of around 2,200 residential units distributed across Germany. The acquisition reflects INDUSTRIA’s counter-cyclical growth strategy, allowing it to enhance its market presence during challenging economic conditions.
The first mandate involves assets valued at more than EUR 150 million, with HANSAINVEST designated as the third-party AIF management company. This portfolio includes approximately 1,000 residential units located in key cities such as Cologne, Hanover, Bremen, and Minden. In addition to overseeing asset management, INDUSTRIA will also handle property management for this portfolio.
The second mandate, worth over EUR 200 million, will be managed by AIF manager INTREAL and consists of around 1,200 residential units. Key cities in this portfolio include Aachen, Frankfurt am Main, Pirna, and Gütersloh, among others.
Thomas Wirtz, Managing Director of INDUSTRIA Immobilien, expressed enthusiasm about the new acquisitions. “We are pleased to have secured these two mandates, achieved through close collaboration with HANSAINVEST and INTREAL, as well as with the institutional investors involved. This acquisition highlights the confidence that renowned investors have in our residential real estate management capabilities. Our portfolio of institutional investor accounts has grown from approximately 50 to over 75,” Wirtz stated.
Markus Reinert, Managing Director and COO of Becken Holding, noted the strategic importance of the expansion. “We are committed to continuing our growth in asset and property management. Engaging in the acquisition of existing mandates allows us to pursue inorganic growth opportunities, even in the current market environment.”
Jürgen Hau, Managing Director of INDUSTRIA and head of property management, added, “We are in the process of integrating these new assets into our active management. Our long-term strategy involves developing comprehensive plans for each property, focusing on maintenance, investment, and tenant relations to optimize the portfolio’s performance.” Following this expansion, INDUSTRIA now manages 20,500 real estate units across Germany.
