IULIUS launches ‘RIVUS’ - Cluj-Napoca’s major urban revitalization project
IULIUS Group has unveiled the name of its new urban regeneration and reconversion project in Cluj-Napoca: RIVUS. The project, which recently received approval for its urban zoning plan from the Local Council, draws its name from the Latin word for “river,” reflecting its key feature—proximity to the Someș River. The development will transform 14 hectares of former industrial land into a dynamic mixed-use area, enhancing the community’s access to the river.
The RIVUS project, a collaboration between IULIUS and Atterbury Europe, represents a significant investment estimated to exceed half a billion euros. It promises to deliver a diverse array of facilities, including retail spaces, offices, cultural venues, entertainment options, and parks, covering a total leasable area of 165,000 square meters. The architectural vision for RIVUS comes from the internationally acclaimed Dutch firm UNStudio, which has designed the project to integrate seamlessly with the natural environment.
“RIVUS embodies the continuous flow of life, energy, and development that we aim to bring to this site,” said Sorin Guttman, RIVUS Manager. “Our goal is to create a harmonious blend of built and natural environments, highlighted by the revitalization of the Someș riverbanks and the establishment of a new urban garden that will cover a third of the project area. We believe RIVUS will become a vibrant and sustainable landmark for Cluj-Napoca.”
The redevelopment began with the relocation and modernization of the Carbochim factory. The current phase involves dismantling the old industrial structures in preparation for the new development. Ben van Berkel, Founder and Principal Architect at UNStudio, emphasized the project’s commitment to green regeneration and community engagement. “Our design aims to rejuvenate outdated urban areas, creating spaces that foster community interaction and vitality,” van Berkel stated.
With the first phase of construction nearing completion, RIVUS is progressing through the building permitting process, marking a significant step forward for this ambitious urban renewal initiative.
