JRD starts construction of its luxury residential project Císařka in Smíchov

JRD Development, a member of the JRD Group, has solemnly tapped the cornerstone of the exclusive Císařská vinice project, which will be built on the site of the former Císařka vineyard estate in Smíchov. The generous residential complex will combine original architecture from the Podlipný Sladký architekti workshop, modern design by the Olgoj Chorchoj studio and professional landscape design by the Flera studio. The new project, for which the developer has chosen Průmstav as the general contractor, will offer seven family houses and two apartment buildings with 69 units and 2 commercial spaces - all equipped with a unique system of sustainable technologies ensuring a healthy indoor environment. Its approval is planned in two stages: in June 2022 (for apartment buildings) and in January 2023 (for villas).

"An exceptional project, such as the Císařská vinice residential area, must be a combination of peace and privacy, greenery, sophisticated design, great design and the vision of a developer and an architect. Today, however, a sustainable access to energy and a healthy indoor environment with fresh air and pleasant temperature and humidity are also an essential part of it. To ensure these criteria, we plan to install a unique system of modern technologies and materials in the project, thanks to which it has already obtained the Saint-Gobain "SaintGobain Multicomfort" certification. We will use, for example, the new VAPIS P10 masonry with excellent airborne soundproofing of 47 dB, which we developed together with VAPIS, heating and ceiling cooling using the so-called activated concrete core or Eclaz heat-insulating window glass for more natural light in the interior. However, future residents will certainly appreciate the system of measuring regulation in combination with the smart home Loxone and the possibility of placing a photovoltaic power plant on the roofs of individual villas, "comments Pavel Krumpár, JRD's sales director, who adds that they have already seen great interest in the project. They have already sold four villas and more than a third of the apartments.

The Imperial Vineyard complex, which will be built near Ladronka Park, will include seven large villas (named after the vine varieties Nebbiollo, Grenache, Malbec, Syrah, Cabernet, Merlot and Pinot) and two houses with a total of 69 apartments and 2 commercial areas for shops. or services. Villas with 4 + kk and 5 + kk layout with gardens and apartments from 1 + kk to 5 + kk with front garden, balcony or terrace will have top standards of basic equipment, designed by the design studio Olgoj Chorchoj, in which traditional materials blend with those the most modern. The comfortable life of local residents will be supported by smart boxes for storing consignments, elements for cyclists, preparation for the installation of charging stations for electric cars, but above all lots of greenery, represented by green roofs, gardens, vineyards and a park with a water element and flower beds; landscape architect Ferdinand Leffler from the Flera studio.
