LIP Invest secures a new logistics building in Speyer

LIP Invest, leading investment manager for Logistics Real Estate in Germany, is purchasing a newly built distribution centre in Speyer, Brunckstraße 22, for its recently launched “LIP REAL ESTATE INVESTMENT FUND – LOGISTICS GERMANY IV”. The new building was completed in November 2021 by the international project developer Panattoni in partnership with MONTIS Real Estate GmbH and has been leased to the DIY store operator Hornbach.

The seller of the brownfield project is a project company founded by Panattoni and Montis Real Estate. GOLDBECK Südwest planned and built the distribution centre as general contractor. During the acquisition process, Drees & Sommer took on the technical, REIUS the legal, WTS the tax and ES EnviroSustain the ESG due diligence for LIP Invest.

The revitalized area of more than 31,000 square meters is the former site of a packing manufacturer. The new distribution centre comprises 2 units with a total rental area of around 19,900 square meters. It is divided into 17,460 square meters of hall space, 1,370 square meters of storage space on the mezzanine and 880 square meters of office and social space. The hall floor is suitable for the storage of hazardous materials due to the WGK-III seal and a fire water retention system.

On site there are 2 truck, 47 car and 20 covered bicycle parking spaces available. The exterior landscaping will include trees, bushes, and façade planting. In addition, 10 nesting boxes have been installed as a settlement aid for native birds. A photovoltaic system will be installed on the roof. DGNB Gold certification is planned for the property.

Hornbach Baumarkt AG, one of the leading operators of DIY stores and garden centers in Europe, is leasing the logistics property on a long-term basis. The location in Speyer serves as a warehouse, dispatch and distribution centre and supplements the existing logistics network. The headquarters of the family-run company is located in Bornheim, just 28 kilometers away.

Speyer is conveniently located in the Rhine-Neckar metropolitan region at the intersection of the states of Baden-Württemberg, Hesse, and Rhineland-Palatinate. The location is therefore very well suited for central distribution to the surrounding cities. The property is connected to the region’s dense motorway network via the A61 and A6 and can also be reached by public transport via a nearby stop. The port of Mannheim is around 21 kilometers away and can be used for cargo handling between road, rail, and inland waterway.
