P3 Logistic Parks, a long-term investor and developer of European warehouse facilities, has purchased a plot of land in the Silesian region, in Dębieńsko. The site of more than 22 hectares in size will be built over with warehouses to a total area of almost 110,000 sqm. This is the fourth plot in P3's portfolio in southern Poland, which the company has acquired in recent months.

The plot is perfectly located at the exit of the A1 motorway, 25 km from Poland's largest highway junction, Sośnica. It connects the two trans-European motorways A1 and A4, as well as national road no. 44. The main cities in the voivodship are also located in proximity; Gliwice is only a 20 minute drive away, while Zabrze is 25 minutes away, and Katowice is 30 minutes away. This location will ensure efficient distribution of goods, not only within Poland, but also internationally to Germany and the Czech Republic.

Bartłomiej Hofman, Managing Director P3 Logistic Parks in Poland: “The plots of land acquired last year in southern Poland in the Czerwionka-Leczczyny and Kąty Wrocławskie municipalities, as well as urban plots in Katowice and Wrocław, significantly increase and complement P3's portfolio of logistics parks in key locations in Poland. They will provide our clients with more than 300,000 m² of new warehouse space in Lower and Upper Silesia. These plots will also allow us to offer clients who want to operate in this region of Poland the highest quality facilities, which will be fully adapted to their requirements."

It is envisaged that on the newly acquired plot, “big-box” warehouses will be constructed, comprising a total area of almost 110,000 m². The buildings will be certified by the BREEAM system at the “Excellent” level. Work on the site is due to start in the first quarter of 2023.

Karolina Adamczak, Senior Development Manager P3 Logistic Parks in Poland: “Silesia is one of the leading regions in Poland in terms of economic and demographic potential. Also, it is the second largest warehouse market in Poland and one of the most important distribution hubs in Central and Eastern Europe, which is primarily due to its well-developed infrastructure. The dense network of roads and motorways enables occupiers to serve the Central and Eastern European market, efficiently distribute products to western Europe, carry out logistic activities in Poland, and support the large local market of the entire Silesian area. From our point of view, it is a strong strategic location which perfectly fits P3's growth plans in Poland.”

Act BSWW legal & tax law firm advised on the P3 transaction.

Marta Kosiedowska, Partner at act BSWW legal & tax law firm: “P3, as a leader in warehouse investments, is successively expanding its portfolio in Poland. The acquisition of a plot in Silesia - a key region for logistics investments - is another well-thought-out step in P3's development strategy. Consistent action and a comprehensive approach to the needs of customers distinguish them on the European market, so we are very pleased to have been able to advise on their next purchase.”
