Panattoni expands into the Baltic States with modern industrial solutions

Panattoni is expanding its operations into the Baltic States, targeting Lithuania, Latvia, and Estonia. This strategic move is driven by the increasing demand for modern industrial solutions, including build-to-suit (BTS) projects, in the region.

While Panattoni plans to establish a presence in all three Baltic nations, the company’s initial focus will be on Lithuania. As part of its new strategy, Panattoni intends to streamline its cross-border services, enabling clients to access BTS solutions across both Poland and the Baltics. For now, operations will be managed from the company’s central office in Warsaw, but there are plans to open a local office in the Baltic region at a later stage.

“Entering the Baltic States is an exciting opportunity for us to support local economies by providing modern logistics and industrial solutions,” said Marek Foryński, Managing Director of Panattoni BTS. “Our BTS services are perfectly aligned with the current needs of clients in the region.”

The industrial real estate market in the Baltics is currently marked by aging infrastructure and low liquidity in investment opportunities. The region’s banking sector also presents certain challenges for investors. Despite these obstacles, Panattoni sees significant growth potential, particularly in nearshoring and infrastructure development projects such as the Via Baltica highway. Additionally, proactive efforts by governments in Lithuania, Latvia, and Estonia to attract new investors and stimulate economic growth have created an attractive environment for expansion.
