Panattoni launches work on City Logistics Warsaw Airport IV with over 45,000 sqm

Panattoni has begun its biggest urban development in Warsaw. City Logistics Warsaw Airport IV is to be constructed near Warsaw’s Chopin Airport. In the first stage, a warehouse building is to be built that will be occupied by a tenant from the logistics sector.

The Warsaw area accounts for almost 20% of the country’s industrial space and this volume is continually increasing, which is in part due to Panattoni's developments. The developer has been continuously developing the urban warehousing sector in Warsaw having completed five City Logistics parks and three City Logistics Airport centres. Recently, it began work on new projects that include City Logistics Warsaw IX in the city’s Targówek district and City Logistics Warsaw VI on Księżnej Anny Street and now it has also launched construction work on the first stage of City Logistics Warsaw Airport IV.

Eventually, two buildings with a combined area of 45,000 sqm are to be built. In the first stage, an area of 10,700 sqm is to be delivered, which is going to be fully occupied by a leading logistics operator.

“City Logistics Warsaw Airport IV is to be characterised by its exceptional flexibility for business. Since its location is next to the Southern Warsaw Bypass and also close to the city centre, the park will make an excellent base for last mile logistics, which is a feature that is highly valued by its first tenant. It also benefits from being close to the airport with a prominent place next to the S2 expressway from which companies can display their logos,” comments Michał Samborski, the Head of Development at Panattoni and he adds: “Since the development is to comprise Small Business Units, it will be available to small- and medium-sized businesses with the smallest unit starting at 800 sqm. Nonetheless, a large proportion of the space will comprise offices of a high standard, where companies will be able to locate their headquarters.”

Because the new city park is to be located on ul Kinetyczna, it will not only be close to the airport but will also have access to several important communication hubs as well as to the S2, S7, S79 and S8 expressways. This will not only guarantee excellent connections throughout the greater Warsaw urban area, but also with practically every major city in the country and particularly with those to the South and the West.

A range of solutions are to be implemented in the park by Panattoni to improve its sustainability, to save energy and water and also to improve the well-being of the user. This will enable the centre to qualify for BREEAM environmental certification with a rating of Excellent.

Not only are warehouses and terminals already to be found in city parks but also hi-tech production plants, offices and even R&D centres and laboratories.
