Panattoni revitalises former test site in Eltmann, Bavaria

Where cars and motorbikes were tested from the mid-1980s, Panattoni Park Unterfranken will be constructed next year. On the approximately 39,700 sqm site in Eltmann, located in the Lower Franconian district of Haßberge, Bavaria, project developer Panattoni Deutschland is developing a modern, sustainable, and multifunctional commercial property with high flexibility and third-party usability.

Strategically situated with direct access to the A70 motorway, Panattoni Park Unterfranken is conveniently positioned between Schweinfurt and Bamberg, with excellent public transport connections. From the Ebelsbach-Eltmann regional railway station, the travel time to Würzburg main station is around 60 minutes and to Bamberg, 26 minutes. This commercial property is particularly suitable for companies in the light industrial and logistics sectors, including contract logistics, automotive, e-commerce, and retail.

The plans include approximately 19,500 sqm of hall space, 880 m² of office and social areas, and around 1,400 sqm of mezzanine space. The hall can accommodate up to 80 employees and can be flexibly divided into two self-sufficient sections. The site will also feature 48 car parking spaces and four lorry parking spaces.

To prepare the brownfield site for Panattoni Park, the area must be unsealed. Panattoni aims to achieve at least the DGNB Gold standard with this new construction project. As with most Panattoni projects, a photovoltaic system is planned for the approximately 19,500 sqm roof area. Additional sustainable features include a smart metering system, fossil-free heating via a heat pump, and a rainwater collection system for outdoor irrigation and toilet flushing. The site will also include well-being areas and a nature-oriented design with wildflower meadows and beehives for the benefit of future employees. Charging facilities for e-mobility will also be available.

Together, we aim to ensure that the new commercial property benefits our district economically, socially, and ecologically.”

Construction will begin in the first quarter of 2025, with completion scheduled for the end of 2025. BNP Paribas Real Estate, which also brokered the property, is responsible for marketing.
