Panattoni secures EUR 17 million loan for City Logistics Warsaw Airport IV
Panattoni has successfully obtained financing for its latest development, City Logistics Warsaw Airport IV, with a loan amounting to EUR 17.25 million from Santander Bank Polska.
Emilia Taczewska-Trojańska, Head of Debt Finance Poland at Panattoni, commented on the strategic advantage of the project: “City Logistics Warsaw Airport IV is ideally located just 5 km from Warsaw’s Chopin Airport and near the city center, as well as major roadways such as the S2 and S7. This location significantly enhances its value. With the support from Santander Bank Polska, we will complete the first phase of the project, which includes a 10,000 square meter building that has already been fully leased to a leading logistics operator.”
The City Logistics Warsaw Airport IV development will ultimately consist of two buildings totaling over 45,000 square meters. The remaining space will be developed on a speculative basis and will feature Small Business Units (SBUs).
Situated in the Włochy district and adjacent to Warsaw’s Southern Bypass, the park offers an excellent base for last-mile logistics. Its proximity to major road junctions, including the South Warsaw junction of the S2, as well as the S7, S79, and S8 routes, ensures optimal road connectivity not only within the greater Warsaw area but also to major cities across the country. The development’s urban location and availability of smaller rental modules (starting from 800 square meters) make it an attractive option for e-commerce companies, courier services, and businesses involved in picking and packing, light production, or even company showrooms and head offices. The entire complex will be certified under BREEAM with an Excellent rating.
The demand for City Logistics centers continues to rise. Panattoni has already delivered eight parks in the greater Warsaw area, encompassing over 155,000 square meters, with an additional 64,000 square meters currently under construction.
