Panattoni to construct high-tech manufacturing centre for Compal in Czeladź
Panattoni has begun the construction of a state-of-the-art Built To Own (BTO) manufacturing centre for Compal Electronics Inc., a global leader in laptop manufacturing and electronic components production. The groundbreaking ceremony took place on July 29th, with construction slated for completion by May 2025. The total investment is estimated at around EUR 14.5 million.
Compal, the world’s largest laptop manufacturer based in Taiwan, will produce advanced electronic components for the automotive industry in the new facility. These components include ADAS and ECU modules, as well as 5G communication units for the European market.
“Our goal is to supply superb products and services while at the same time adding to the growth of the local economy,” said Arthur Wang, Vice President of Compal. “By setting up manufacturing and service centres in China, the US, Vietnam, Brazil, and now in Poland, we can ensure quick and flexible support for our customers worldwide. Panattoni was the natural choice for our first European production plant due to their extensive experience in delivering complex BTO projects.”

The new factory will feature an SMT production line, a vehicle control module production line, and a quality control point. The building will be constructed to meet Compal’s precise specifications, including a clean room with ESD flooring and strictly monitored temperature, humidity, and dust-free air conditions essential for advanced electronics production.
The first stage of the factory is expected to open in May next year, with full capacity anticipated between 2028 and 2029 following future expansion work. Ultimately, the facility will employ 328 people, including 269 in the production hall and 59 office workers. The factory will adhere to the highest industry standards, in line with ISO9001:2015 and ITAF 16949 certifications.
Compal chose Czeladź for its skilled labor pool and strategic location, which will enable efficient supply to European automotive manufacturers. The factory will be constructed on three land plots purchased by CGS Technology sp. z o.o., Compal’s Polish subsidiary. The first stage will cover an area of 7,650 sqm, including 3,000 sqm of manufacturing space, 3,100 sqm of storage, and 1,550 sqm of office space. The project aims for a BREEAM Excellent certification.
Colliers is advising Compal on business and technical matters throughout the project. Given the technological complexity and high expectations for quality, Colliers will provide ongoing supervision, including overseeing the launch of sample production.
“The land purchased in Czeladź has excellent access to local infrastructure and Poland’s main transportation routes. However, guaranteeing the required electrical power connections in such a short period will be a challenge,” explained Jarosław Schulz, Associate Director of the Building Consultancy at Colliers. “Compal will need to make the necessary connections to the local grid and work closely with an energy distributor.”
