Passerinvest Group has been at the forefront of mitigating urban overheating in Prague’s Brumlovka district for over 20 years, building a robust blue-green infrastructure to combat climate change and heat islands. As cities worldwide seek solutions to maintain a pleasant environment in densely built-up areas, Passerinvest’s long-term projects serve as a model for urban planners and developers.

In Brumlovka, Passerinvest has implemented innovative solutions such as roof gardens, rainwater retention systems, extensive green spaces, and multi-purpose water features. These measures not only mitigate overheating but also promote biodiversity. The company’s commitment to sustainability is a cornerstone of its ESG strategy, integrating blue-green infrastructure into the design, management, and operation of all buildings within the site.

“Since the early days of the Brumlovka development, we’ve been pioneers in establishing green roofs on office buildings, starting with the Alpha building in 2003,” said Martin Unger, Technical Director & ESG at Passerinvest Group. “Our goal has evolved from creating a pleasant environment for tenants to a comprehensive plan for reducing urban temperatures and preventing heat islands. We hope our efforts inspire city leaders, planners, and investors.”

Passerinvest’s blue-green infrastructure has significantly improved the local microclimate and environmental sustainability of Brumlovka. In summer, temperatures in the area can be reduced by up to 10-15 °C thanks to vegetation on green roofs and rainwater collected in storage tanks, which humidify the air. This water also irrigates other green areas, fostering biodiversity and creating natural habitats for various animals. Building B at Brumlovka was even awarded the Green Roof of the Year for its outstanding blue-green infrastructure.

As cities continue to grapple with climate change, Passerinvest Group’s initiatives in Brumlovka highlight the importance and effectiveness of blue-green infrastructure in creating livable urban environments.
