PDS starts project preparation in Palmovka

The Prague Development Company (PDS) is preparing the construction of two multifunctional houses intended primarily for urban rental housing near the intersection of Zenklova and Libeňský most streets. On the ground floor and the first two floors there are non - residential (retail) and administrative) premises. In the tender, PDS is looking for a developer of the architectural design for the entire plot and project documentation for the first of the buildings. The investment project was approved by the City Council. of the City of Prague and the Investment Expert Committee of the DSO. The selection criteria are the quality of the building design and adjacent public spaces, the long-term environmental and economic sustainability of buildings and land use efficiency. Bids according to the assignment published in the Tender Arena can be submitted until February 22, 2022 by 12 noon.

"Palmovka is the most valuable development area in the wider center of Prague, which the city has under its control and which is still waiting to use its potential. Together with the City District of Prague 8 and with Dopravní podnik hl. We are looking for the optimal direction for the future use and development of the whole locality. However, the preparation of project documentation for a multifunctional house at the intersection of Libeňský most, Zenklova streets can already be started as one of the first steps towards the new and vibrant Palmovka," says Petr Hlaváček, First Deputy Mayor of Prague. of the City of Prague for Territorial Development.

All tenders issued by PDS are governed by the principles of responsible public procurement, which include the Policy of Architecture and Building Culture of the Czech Republic (MMR, 2015), the Davos Declaration (2018) and the Investor Assignment for Urban Housing (IPR + PDS, 2020). The criteria for selection solutions for the planned municipal construction are the quality of the design of buildings and public space, long-term environmental and the economic sustainability, economy and efficiency of land use.

The multifunctional apartment building is being prepared near the intersection of Libeňský most and Zenklova streets, on plots 3636, 3637/1, 3637/2, 3952/6, 3952/7, 3952/8 and 3952/25 in the cadastral area of ​​Prague-Libeň. The non-residential premises on the ground floor and on the first two floors will be followed by floors with approximately 24 city rental apartments.

"The projects we are preparing will serve the people of Prague for another 100 years. As part of the tender, we prefer solutions and typologies emphasizing construction efficiency, minimizing operating costs, maintenance costs and wear of the materials used. One of the requirements of the tender is the minimum energy consumption during the construction and subsequent operation of the building, which results from the current legislative requirements for new construction. We will give preference to building materials that can be shown to be environmentally friendly in the form of certificates and environmental product declarations. Urban construction represents the municipality, and therefore it must be of architectural quality and co-create the urban environment," adds Petr Urbánek, director of the Prague Development Company.
