Periskop Poland sells residential plot in Warsaw and launches second land development fund
Periskop Poland has completed the sale of a 1.6-hectare residential development site in Warsaw, marking a significant step in its investment strategy. Building on this success, the company is launching its second land development fund in Poland, aiming to capitalize on the country’s strong real estate market.
The sold site is located in Białołęka, a rapidly developing residential district with well-established infrastructure and strong connections to the city center. The first Periskop Poland land development fund, launched in 2021, acquired the site in August 2022 to facilitate residential projects in one of Poland’s fastest-growing regions. The property was sold to a European project developer, generating a double-digit internal rate of return (IRR).
According to Monika Murawska, Managing Partner of Periskop Poland, the sale reflects the high demand for residential real estate in Poland. She noted that the market remains dynamic, offering attractive investment opportunities. With an established pipeline of projects, Periskop Poland is now moving forward with its second land development fund.
The newly launched Periskop Land Development Fund II (Poland) will focus on acquiring large plots of land without existing building permits in major university cities, including Warsaw, Wrocław, Kraków, Poznań, and the Tri-City region (Gdańsk-Gdynia-Sopot). The fund aims to support residential housing, student accommodation, and logistics facilities for small businesses. With a target volume of €70 million and a planned five-year term, the fund seeks to tap into Poland’s growing demand for urban development while generating strong returns for investors.
