Poland: How much do you need for a two-room apartment from a developer?

What are the average prices of new two-room apartments in the largest cities? Have they increased over the past year, and if so, by how much? The answers can be found in the text. Based on our investments, we can see that the biggest year-on-year price changes are seen in Warsaw, especially in Ursus. In the Ursus 2e project, the average price per square metre was PLN 14,488 at the beginning of 2024, while at the beginning of 2025 it rose to PLN 15,462.75. A similar trend can be seen in the Ursus 2d development, where prices have risen from PLN 13,797.02 in 2024 to PLN 15,609.71 today.
Other developments in the capital are characterised by greater price stability. In the Miasto Moje VIII development, a stage of which went on sale in the second quarter of 2024, the average price per square metre has increased slightly by PLN 500 and is now PLN 15,500. In the Zielono Mi development, on the other hand, prices remain unchanged at PLN 17,600 per square metre.

In Wrocław, the Viva Jagodno III development saw a slight increase in prices, from PLN 12,544 to PLN 12,921. The same applies to the Grunwald Między Drzewami development in Poznań, where the average price per square metre was PLN 12,256 at the beginning of 2024 and rose to PLN 12,917 at the beginning of 2025.
In Szczecin, in the Nowa Północ 1B project, the average price per square metre in 2024 was PLN 10,469 and remains unchanged.

The prices of two-room flats depend on the city, location and size. For example, in Gdańsk, in the Południe Vita development located in the Orunia Górna district of Gdańsk Południe, the prices of two-room flats start at PLN 380,000. In turn, in the Jesionowa Vita project in Wrzeszcz Górny, the price can reach as much as PLN 1 million.
The prices of two-room apartments have increased by as much as 10-15% on average, although in recent months their dynamics have definitely decreased due to the increase in the offer by developers, which was at a record low at the beginning of 2024.

Compared to the beginning of 2024, the prices of flats in our developments are now several percent higher, which corresponds to the level of inflation during this period. In most of the projects that were put up for sale in the middle of last year or later, prices have not changed. The situation is similar in premium segment developments, where prices have not changed significantly either.

The prices of two-room apartments we offer in Wrocław are on average PLN 12,762 per square metre. In Szczecin, in the Heyki City development, prices have remained unchanged since the start of sales. Two-room premium apartments in this project can be purchased for PLN 14,800 per square metre.
In Krakow, in the Przewóz 42 development, the average price per square metre for two-room flats is PLN 15,500 per square metre, and in the Akacjowa Wita development, PLN 17,000 per square metre. In Poznań, in the Naramowice Odnova estate, the average price per square metre is PLN 10,185. In Swarzędz, in the Idea Swarzędz development, the price is PLN 9,661.

On the Łódź market, we offer two-room flats at an average price of PLN 10,850 per square metre. In Piotrków Trybunalski, the average price of such flats is PLN 7,600 per square metre and has not changed over the course of the year.

In the premium segment, prices are slightly higher but stable throughout the year. A representative example of an apartment in the Ogrody Geyera Apartamenty development in Łódź is a 45 sqm flat with a price of PLN 12,400 per sqm and a total price of PLN 563,328.

The average price of a two-room apartment in the Silesian agglomeration is around PLN 12,488 per square metre. This is largely due to the structure of the offer, which includes many apartments in the premium class Atal Olimpijska and Atal Sky+ investments, as well as those recently put on sale.

In the Tri-City, the average price per square metre of a two-room flat in the Przyjemne housing estate is PLN 11,158/m² and in the Atal Apollina development it is PLN 10,255/m². In Warsaw, two rooms can be purchased on average for PLN 12,000 per square metre in the Zakątek Harmonia development.

The prices of two-room apartments in our developments depend on the location and the standard of finish. For example, the average price of two-room apartments in the Panoramiqa project in Poznań is PLN 580,000 gross, while in the Chmielna Duo development in Warsaw it is PLN 1,580,000 gross.

In the Moja Północna investment, the average price per square metre for two-room flats is currently PLN 16,900. Year on year, prices are about 10% higher.

In the Wolne Miasto development in Gdańsk, the average price per square metre for a two-room apartment is currently PLN 13,040. Prices have risen by around 3% in a year.

We offer apartments with this number of rooms in three developments in Wrocław. In the Lokum Porto estate, which is being expanded and is located in the Old Town in a great location, close to the centre and attractive green areas, we offer two-room apartments with prices starting at around PLN 600,000.

In the Lokum la Vida housing estate, which is being built in Sołtysowice, such an apartment can be purchased for around PLN 500,000. We also have the last two-room apartments available in the completed Lokum Verde housing estate in Zakrzów, priced from around PLN 600,000.

Depending on the location, the prices of these types of flats have increased by 10-15 per cent compared to the beginning of 2024.

We have a diverse range of properties, both in terms of the standard of the developments and the location. The prices of two-room apartments in our Warsaw portfolio start at around PLN 880,000 in the Splot Wola project in the Wola district. In Włochy, in the XYZ Place Phase I development, they are around PLN 916,000. In the Bielany district, in the Sokratesa 11a investment, prices start at around 940,000 PLN. In Żoliborz, in the Sady Żoliborz stage I investment, they are around 1,270,000 PLN. In the top location at 54 Żelazna Street, on the other hand, prices reach around 1,750,000 PLN.

On the Krakow market, the price range for two-room apartments is smaller. They start at around 685,000 PLN in the Kameralny Prokocim 2 development, around 721,000 PLN in the Takt Lirników development and 765,000 PLN in the Do Wilgi development. The highest property prices are in the Zabłocie district, where the average price of a two-room flat is around 843,000 PLN.

In our investments, the prices of two-room apartments vary depending on the location and standard. The lowest price, PLN 7,900/sqm, is offered in the Ultradom investment in Radom. For other projects, the upper price threshold varies around several thousand zlotys per sqm, depending on the location and characteristics of the investment.

In the markets where we are realising the most prestigious projects, such as Sky Trust in Kielce and Browar Hugo Scobel in Gliwice, prices are higher and are increasing at a faster rate. On the other hand, in the other projects being built in Kielce, Częstochowa and Radom, where more intimate residential projects dominate, the increase in prices is moderate but still noticeable.

Compared to the beginning of 2024, we are observing an overall upward trend, which results from the recovering demand on the market and the changing costs of project implementation. Despite these changes, we strive to maintain competitive prices, offering customers a wide selection of properties tailored to different needs and budgets.

The prices of two-room apartments, like others, vary depending on the location, investment, location of the apartment, and floor. However, if we were to look at the average prices of this popular apartment layout, they have remained at a similar level over the past year.

Although we do not deal with the direct sale of flats, our strategy allows us to offer developers and investors properties with high potential, which translates into the attractiveness of their future housing projects. Therefore, the prices of the plots in our offer have increased significantly since the beginning of 2024, reflecting their growing value on the real estate market and our pricing strategy.

Currently, the average prices of two-room apartments in our investments in Łódź, i.e. NOW and Strefa Progress, are at the level of PLN 12,500 per square metre. Taking into account the available offer in the Inspire investment in Katowice, the average price per square metre of two-room apartments is PLN 13,000.
On the other hand, prices for two-room apartments in Warsaw's CityFlow investment in Wola and Warzelnia by Bohema in Praga-Północ fluctuate around PLN 21,000 per square metre.
