Portland Trust receives two HOF Awards for the J8 Office Park project
Portland Trust announces that its latest office project has been awarded "Best of the Best Office Development" and “Best New Office Leasing Transaction” at the HOF Awards held on 21st April 2022. The Best of the Best Hall of Fame Awards is the climax of the CIJ Awards series, with the regional winning projects and companies from around Central & Eastern Europe competing against each other.
J8 Office Park is a new office complex located in Bucureștii Noi, 300 m from the Jiului metro station comprising 46,000 sqm of net leasable space and was completed by Portland Trust in October 2021. The general contractor was Bogart who completed on time and on budget.
The anchor tenant is the industry leading games developer, Ubisoft Entertainment, who preleased over 26,000 sqm to upgrade their country HQ. One of the reasons for the awards is the standard of the MEP (Minimum Energy Performance) says Robert Neale, managing director of Portland Trust: “We were able to take a step back in Q1 2021 and redesign the ventilation system so that it would meet the increased future health and safety requirements of tenants. The volume of fresh air is greater than market standard, it is purely fresh air intake, the filtration is hospital standard HEPA 14 in addition to which there is UVC light disinfection which kills viruses – the smallest air-borne infectious agent. Technically this building sets new standards in the regional market”.
There is also vehicle license plate recognition to the 500+ space car park, touch-free access and egress systems, anti-bacterial materials installed, a large bicycle storage and changing facilities and solar panels on the roof. J8 Office Park is BREEAM “OUTSTANDING” certified, as well as WELL Health & Safety rated, and is 100% supplied by green electricity.
Other tenants include Euroins Insurance Group, Mega Image, World Class Fitness, a new restaurant operated by Stradale, a kineto studio, Medicover, Coffee Island coffee shop, french bakery Pain Plaisir, a pet clinic MobileVet and a convenience store XTime, all of which combine to make a tenant-centric environment.
