Prague 2 announces tender for multifunctional building on Bělehradská street

The Prague 2 municipal office has announced a tender for the design of a new multifunctional building on Bělehradská Street, with an estimated project value of 18 million crowns and construction costs expected to reach 500 million crowns. The planned development will replace an existing single-story supermarket and will primarily serve as municipal rental housing, alongside commercial and office spaces.

The new building is designed to include 35 apartments designated for municipal housing, located on the third to seventh floors. The lower levels will accommodate a commercial passage and a supermarket, while the second above-ground floor will be reserved for administrative offices. The development also includes plans for two underground garages and a garden area to enhance the surroundings. Prague 2 city officials expect construction to begin between 2027 and 2028.

The initiative aligns with broader efforts across multiple Prague districts to address the city’s housing shortage. Prague 14 has already commenced construction on two residential projects, while Prague 6, 7, and 12 are preparing similar developments. Other districts, including Prague 4, 8, and 11, have also outlined plans for new municipal housing projects.

Prague has been grappling with a housing crisis due to rising property prices and a significant reduction in municipal housing stock. Since 1991, the privatization of public housing has reduced the city’s supply by more than 80 percent, dropping from 194,000 apartments to just 30,000. In response, city officials aim to expand the number of municipal apartments, ensuring access to affordable housing for socially vulnerable residents and essential workers crucial to the city’s infrastructure. While the city manages the overall housing strategy, local councils oversee the allocation of apartments within their districts to meet community needs.
