Redevco acquires 25,000 sq m Retail Park in Dortmund

Redevco has acquired the Indupark-Center in Dortmund for its REDOS Einzelhandel Deutschland III fund. The retail park, located at Wulfshofstraße 6-8, covers approximately 25,184 square meters and is leased to 30 tenants, including anchor retailers Kaufland, MediaMarkt, and dm. The acquisition expands the fund’s portfolio as part of Redevco’s strategy to strengthen its presence in the German retail market.

The property was sold by Württembergische Lebensversicherung. Markus Haimerl, Director of Transactions at Redevco, highlighted the site’s strong socio-economic fundamentals and convenient accessibility. He also noted the company’s plans to make the roof photovoltaic-ready as part of its sustainability efforts. Haimerl described the transaction as a step toward diversifying the fund’s portfolio while ensuring stable returns for investors.

Built in 1976 and extensively refurbished in 2013, Indupark-Center maintains an occupancy rate of 99 percent, with a weighted average lease term of 6.6 years. The site spans 93,838 square meters and includes 1,407 parking spaces. It is situated in western Dortmund, near the A40/A45 motorway interchange and close to the Dortmund Germania and Dortmund Kley S-Bahn stations.

Advisors to the buyer included the law firm McDermott Will & Emery, along with EY and engineering firm terraplan. The seller was represented by the law firm CMS and real estate services provider CBRE.

This acquisition strengthens Redevco’s retail park platform, which currently consists of around 200 properties across Belgium, Germany, Spain, Portugal, and the United Kingdom, with a total portfolio value nearing €5 billion.
