Roztyly Plaza office building has successfully progressed to the above-ground construction phase

The new Roztyly Plaza office building, which is being built in Prague 11 right next to the Roztyly metro station, has progressed to the next stage of construction. Construction work is already underway on the above-ground floors, which give a hint of how unique and organic the shape of the building will be. The seven-storey building will offer 21,700 sqm of office space for lease upon completion, which is scheduled for early next year, as well as commercial units on the ground floor, a modern canteen, grocery, pharmacy and drugstore. This will be followed by the redevelopment of the immediate surroundings as well as the modernisation of the adjacent suburban bus terminal and the replacement of the asphalt with a Prague mosaic allowing, among other things, the soaking up of water. The architectural design of the building was created by Aulík Fišer architekti, the investor of the project is Koncern Passerinvest.

Almost half of the office space is already leased:
The seven-storey Roztyly Plaza office building has been chosen as its future headquarters by the Czech computer game development company SCS Software s.r.o. These creatives are planning to move into the new and inspiring office space on the top three floors of the 10,000 m2 building as soon as it is completed, i.e. in early 2024. In addition to the lobby, tenants will be able to use the roof garden with gazebos and an outdoor kitchen for informal business meetings.

"We are very pleased that there is a growing interest in quality office projects with added aesthetic and social value in Prague. This is also confirmed by the pre-letting of more than half of the Roztyly Plaza building under construction. According to our experience, it is really worthwhile to take a comprehensive approach to construction and build projects that will not only be a place of work, but will create or complete a pleasant location with amenities and opportunities for the necessary regeneration of not only the workforce. If I were to be quite specific in terms of actual construction, construction work is continuing according to the expected dates with the implementation of reinforced concrete monolithic structures on the above-ground floors of the building. The concrete work is progressing from the western part and is located in 4. NP, respectively in the 2nd floor in the eastern part. At the same time, HVAC backbone lines are installed in the underground floors. Thanks to this, we can already present the real outlines of the Roztyly Plaza building to potential tenants during tours," adds Eduard Forejt, Director of Business Development at Passerinvest Group, a.s.

Modern architectural concept with respect to the immediate vicinity of the forest:
The Roztyly Plaza office building under construction is unique in its location. On the one hand, it is a modern development right next to the C - Roztyly metro station and the main traffic arteries (5. května, Jižní spojka), but on the other hand, it is surrounded by the sought-after Krčský Forest. The whole project was designed with respect to this location. "The straight shapes offer a higher percentage of office space with a high degree of usability, while the rounded shapes of the building can express a certain solitary and exclusive character and complement the overall geometry. The design of the parterre around the building increases comfort and safety even when using public transport, there are also additional seating areas or shelter options in bad weather, a generous water feature and greenery. The compactness of the building, which has among other things a positive impact on the energy efficiency of the building, is due to the central hall around which the office traffic is organised," said Ing. arch. Jan Aulík, architect of the Roztyly Plaza project.
